SEE LEGAL DESCRIPTIONS ATTACHED AS EXHIBITS A AND B
1. The execution and delivery of this Deed by Grantor and the acceptance
thereof by Grantee shall constitute full satisfaction of all require-
ments by City for dedication for park purposes for Grantor's development
of all Planned Unit Development property owned by Grantor located in
the City of San Juan Capistrano together with the property described
in Tentative Tract 6590.
2. Reserving therefrom an easement for the construction of necessary
slopes, grading, cut and fill together with the right to grade the
property described herein and to balance the dirt from said grading
operation in conjunction with grading operations on adjacent property
owned by Grantor.
' 3. Also reserving therefrom an easement for ingress and egress to Grantor's
adjacent property, together with the right to install street improve-
ments over a portion of said property to align a street through the
park connected with Ysidra Street, the legal description of such street
being the property described in Exhibit B.
