FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
ERVIN L. WATKINS, a married man, VERA WATKINS, his wife,
NOLAN M. DOSS, SR., a married man as his individual property,
do hereby GRANT to the CITY OF SAN JUAN CAPISTRANO, a perpetual easement and right of way for
Municipal Sewer pipeline purposes in, on and over the real property in the City
of San Juan Capistrano, County of Orange, State of California, described as:
A strip of land 27,00 feet wide in that portion of the Pryor Homestead
Tract, in the Rancho Boca de la Playa, County of Orange, State of
California, per Map of partition of said Tract in the decree of the
Superior Court of the State of California, in and for the County of
Orange in Case No. 1210, described as "Parcel 1" in a Deed to Dr. Ervin
L. Watkins, et. al., recorded November 39 1955, in Book 3269, Page 142
of Official Records in the Office of the County Recorder of said County;
the Westerly line of said 27.00 foot wide strip being the Easterly line
of the land conveyed to the Orange County Flood Control District as
described in a Deed recorded January 3, 1963, in Book 6380, Page 192
of said official records, the Northerly terminus of said strip being the
Northerly line of said Parcel 1, and the Southerly terminus being a line
parallel with and Northerly 240.00 feet from th Southerly line of said%
Parcel 1.
