FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowleged,
United California Bank, a California Corporation
does hereby GRANT to the CITY OF SAN JUAN CAPISTRANO, a perpetual
easement and right of way for street and highway purposes in, on
and over the real property in the City of San Juan Capistrano, County
of Orange, State of California, described as:
Those portions of Lots 7 and 13 in the City of San Juan
Capistrano, County of Orange, California, as shown on a
map filed in Book 4, Page 15 of Record of Surveys in the
office of the County Recorder of said Orange County,
described as follows:
Beginning at the southwesterly corner of that certain
right of way strip for "Offsite Camino Las Ramblas",
described as Parcel 2 of an Easement Deed to the City
of San Juan Capistrano, recorded August 4, 1964, in
Book 7162, pages 854 to 857 of Official Records of said
Orange County, said point being the southerly terminous
of that certain course described in said deed as "North
110 48' 50" West 76,00 feet"; thence southerly along the
westerly line of Parcel 1, Offsite Via California, of
said deed, South 110 48' S0" East 25.84 feet to the end
of a tangent curve in said westerly line of said Offsite
Via California; thence leaving said westerly line, North
560 48' 50" West 28.06 feet; thence South 780 11' 10"
West 213.56 feet, more or less, to the most southerly
terminous of the easterly boundary line of a certain
parcel of land described in a Grant Deed to the City of
San Juan Capistrano recorded July 30, 1970 in Book 9361
Pages 37 to 39 of Official Records of said Orange County;
said point being the southerly terminous of that certain
course described in Parcel 1 (47611-3) of said Grant Deed
as "S 110 01' 04" E. 95.00 feet", thence, northerly along
said certain course, on a different basis of bearings,
North 110 48' 50" West 82.00 feet, thence, leaving said
Grant Deed parcel easterly boundary line, North 780 11'
10" East 233.40 feet, more or less, to the northwest
corner of said right of way strip for "Offsite Camino Las
Ramblas", mentioned above; thence, South 110 48' 50" East
76.00 feet to the Point of Beginning.
