All of the real property located in the City of San Juan Capistrano, County of
Orange, State of California, described as follows:
Those portions of Lot 61 of Tract No. 103, as per map recorded in book 11 pages 29
through 33 of Miscellaneous Maps, in the office of the County Recorder of said County,
described as follows:
Beginning at the southeasterly terminous of that certain course described as "North
340 49' 06" West 13.43 feet to said southerly line of Del Obispo Street" in an Ease=
ment Deed granted to the City of San Juan Capistrano, recorded December 9, 1970 in
book 9482 page 681 Official Records of said Orange County, being the intersection of
the southwesterly line of a triangular parcel described as Parcel 2 of Parcel 101 of
Trabuco Creek Channel rights of way in a deed to the Orange County Flood Control Dis-
trict, recorded June 28, 1963 in book 6609 page 371 of Official Records of said
Orange County, and the southerly line of Del Obispo Street, parallel with and 52.00
feet southerly of the centerline of said street shown on a map filed in book 76 page 4
of Records of Surveys of said Orange County; thence from said Point of Beginning, South
81° 48' 35" West 90.56 feet (90.56 feet per said Easement Deed) to the beginning of a
tangent curve concave southeasterly and having a radius of 25.00 feet, thence south-
westerly alon said curve through a central angle of 60' 10' 40" (60° 08' 28" per said

point of tancency with a line parallel with and 52.00 feet southeasterly of the center-
line of Alipaz Street, thence along the southeasterly right of way line of said Alipaz

to an angle point in the centerline of Del Obispo Street, thence northeasterly along said

the Trabuco Creek Channel right of way line described in a deed conveyed to the Orange
