EASEMENT
For valuable consideration, receipt of which is hereby acknowledged, (I, We)
RALPH H. STURDEVANT and NANCY J. STURDEVANT, husband and wife,
hereby irrevocably offer to dedicate to the CITY OF SAN JUAN CAPISTRANO a perpetual easement and
right of way for STREET AND HIGHWAY purposes in, on and over all that real property situated in the
City of San Juan Capistrano, County of Orange, State of California, described as follows:
An easement over the Southeasterly 42 feet of the following described property:
That portion of Lot 4,of Tract No. 318, in the City of San Juan Capistrano, County of
Orange, State of California, as shown on a map thereof recorded in book 14, page 39,
Miscellaneous Maps, records of said Orange County, described as follows:
Beginning at a point in the Southeasterly line of said Lot 4, said point being 500 feet
Northeasterly of the most Southerly corner of said lot; thence continuing along the
Southeasterly line of said lot, 341.12 feet to the most Easterly corner therof; thence
North 19' 15' West 37.39 feet to an angle point in said lot; thence North 760 30' 16"
West 160.05 feet; thence South 240 40' West 309.58 feet; thence South 56° 48' East
"5 feet to the point of beginning.
EXCEPTING THEREFROM the Southwesterly 100.00 feet measured along the Southeasterly line
of that portion of said Lot 4.

R is mutually understood and agreed that the above offer
may be accepted by Resolution of the City Council of said City
whenever, in the judgment of said Council, the property is
needed for street and highway purposes.
It is further understood and agreed that upon such acce?t-
once by said City, it shall mail or deliver a copy of its resolution
of acceptance to the then owners at the address shown on the
latest secured assessment roll in the County where said property
is located, and within 60 days thereafter said owners shall ra-
move any and all permanent structures that are affixed to the
above described strip of land, and if same are not removed
within said 60 day period said owners shall hold the City of San
Juan Capistrano free and harmless frown any and all liability
for its destruction or removal of same.
It is further understood .and agreed that this offer is irre-
vocable and shall be absolutely and perpetually binding upon
the undersigned owners, their heirs, successors and assigns.
