A perpetual easement and right of way for street and highway purposes in, on and
over a strip of land 72.00 feet wide, over that portion of Lot 31 of Tract No.
103, as shown on a Map thereofrecorded in Book 31, Pages 29 to 33 inclusive of
Miscellaneous Maps, records of said Orange County, California, the centerline
thereof being described as follows:
Beginning at a point in the centerline of Camino Capistrano, shown as "California
State Highway" on the map of said Tract No. 103, South 00 59' 30" West 46.00
feet from the intersection of said centerline with the Westerly prolongation of
the Northerly line of the land described in deed recorded in Boos 2251, Page
440 of Official Records of said County; thence South 890 00' 30" East 250.00
feet to the beginning of a tangent curve concave Northwesterly having a radius
of 350.00 feet; thence Northeasterly along said curve through a central angle
of 540 03' 4111, an are distance of 330.24 feet.
Except therefrom that portion lying Northeasterly of the Southwesterly line of

Beginning at the intersection of a line parallel with and distant Easterly 30.00
feet, measured at right angles, from the centerline of Camino Capistrano, shown
as "California State Highway" on the map of said Tract No. 103, with the North-
erly line of the land described in deed Recorded in Book 2251, Page 440 of off-
icial Records of said County; thence Southerly along said parallel line 10.00
feet to the Northwest corner of the above described Parcel 1; thence along the
Northerly line thereof, South 89" 00' 30" East 33.00 feet to the point of cusp
with a curve concave Northeasterly having a radius of 29.00 feet; thence North-
