As required by the Conditions of Approval for Serra Plaza Development, Architectural Control
(AC) 00-08 on the corner of Del Obispo Street and Paseo Adelanto, and, in accordance with
the agreement dated March 2, 2004, between the developer and the City for incremental
widening of Paseo Adelanto to accommodate certain circulation improvements identified as
Capital Improvement Project No. 122 Del Obispo Street Widening, Alipaz Street to Camino
Capistrano; SPM — SERRA PLAZA, LLC does hereby DEDICATE to the CITY OF SAN JUAN
CAPISTRANO, a grant deed for street right-of-way and utility purposes in, on and over the real
property described in Exhibit "A" and shown on Exhibit "B" attached hereto and made a part
hereof.

March 12, 1999, as Instrument No. 19990183184 of Official Records, in the Office of the County
Recorder of said County, described as follows:
Beginning at the northwest corner of said Parcel 5; thence along the northerly line of said Parcel 5
the following courses: North 82°35'22" East 115.36 feet, South 8°12'13" East 2.27 feet and South
83033'13" East 40.64 feet to a point on the northerly line of said Parcel 4, said point also being on
