FOR A VALUABLE CONSIDERATION, the receipt and sufficiency of which is
hereby acknowledged, the CITY OF SAN JUAN CAPISTRANO, a municipal corporation,
duly organized and existing under and by virtue of the laws of the State of California,
(hereinafter referred to as "Grantor"), hereby GRANT(S) to the SAN JUAN CAPISTRANO
COMMUNITY REDEVELOPMENT AGENCY, a public body, corporate and politic (
hereinafter referred to as "Grantee"), the real property, hereinafter referred to as the
"Property," located in the City of San Juan Capistrano ("City"), County of Orange, State of
California, more particularly described in Exhibit No. 1 to Grant Deed - A.P.N. 121-142-
01. 121-142-07. & 121-143-01 attached hereto and incorporated herein by this reference,
subject to existing easements, conditions, restrictions, covenants and rights-of-way of
record.
The Property is conveyed in accordance with and subject to the following
exceptions, reservations, terms, covenants, and conditions:

The Property is conveyed in accordance with and subject to (i) the Redevelopment
Plan for the San Juan Capistrano Redevelopment Project Area, approved and adopted by
the City Council of the City of San Juan Capistrano by Ordinance No. 470, as amended
(the "Redevelopment Plan"), a copy of which is on file with Grantor as a public record and
incorporated herein by reference. The Property is also located within the City's Los Rios
Historic District, and is subject to the City's Los Rios Precise Plan as the same may from
time to time be amended.
Grantee covenants and agrees, for itself, its successors, its assigns, and every
successor in interest to the Property or any part thereof, that there shall be no
discrimination against, or segregation of, any persons, or group of persons, on account of
race, color, religion, sex, marital status, national origin, or ancestry in the enjoyment of the
Property, nor shall Grantee or any person claiming under or through it establish or permit
any such practice or practices of discrimination or segregation with reference to the
selection, location, number, use, or occupancy of tenants, lessees, subtenants,
sublessees, or vendees of the Property or any portion thereof. Grantee and such
successors and assigns and persons claiming under or through it, shall comply with all
applicable law relating to handicap access and all other provisions of the Americans With
Disabilities Act (42 USC 12101 et s�Mc.) and State Building Code Title 24. The foregoing
covenants shall run with the land and shall remain in effect in perpetuity.
Grantee shall refrain from restricting the rental, sale, or lease of any portion of the
Property on the basis of race, color, creed, religion, sex, marital status, national origin, or
ancestry of any person. All such deeds, leases or contracts shall contain or be subject to
substantially the following nondiscrimination or nonsegregation clauses:

the City of San Juan Capistrano, County of Orange, State of California,
per map recorded in book 3, pages 120 to 125 inclusive of Miscellaneous
Records of Los Angeles County, California, together with that portion of
Water Street abandoned by Resolution No. 654 of the Board of Supervisors
of Orange County, recorded on November 16, 1920, in book 15, page 307 of
Miscellaneous Records of said Orange County.
Excepting therefrom that portion of said land included within the land
described as Parcel L2-108 in the final order of condemnation by Orange
County Flood Control District, a certified copy of which was recorded
April 1, 1963 in book 6490, page 314 of Official Records, which lies
westerly of a line that begins at a point in the Southerly line of Lot
