do hereby GRANT to the CITY OF SAN JUAN CAPISTRANO, a perpetual easement and right of way for
STREET AND HIGHWAY purposes in, on and over the real property in the City
of San Juan Capistrano, County of Orange, State of California, described as:
That portion of Lot 1 in Block 1 of San Juan Capistrano, as per map
recorded in Book 3, pages 120 to 125, inclusive, of Miscellaneous
Records of Los Angeles County, California, described as follows:
Beginning at the point of intersection of the Northerly boundary
of San Fernando Street (Mission Street), 30 feet wide, as shown on
said Map, with the Easterly right-of-way line of the Atchison, Topeka,
and Santa Fe Railway Company, 50 feet wide, said point being also
the Southwest corner of that certain parcel of land shown as contain-
ing 0.81 Acres on a map filed in Book 15, page 3 of Record of Surveys,
records of Orange County, California; thence North 86° 19' 00" East
along the North Boundary of Mission Street, 127.49 feet to an inter-
section with the Westerly boundary of the California State Highway
(Camino Capistrano), 60 feet wide, as recorded March 22, 1926, in
Book 281, page 245 of Deeds, records of Orange County, California;
thence North 19° 26' 00" West along said Westerly boundary, 327.45
feet to the Southeast corner of parcel conveyed to Hazel M. Rosen-
baum et al, in deed recorded April 17, 1950, in Book 1999, page 267
of Official Records of Orange County, California; thence South 700
34' 00" West, 6.00 feet; thence South 19° 26' 00" East, 277.15 feet
to the beginning of a tangent curve, concave Westerly and having
a radius of 25.00 feet; thence Southerly and Westerly along the arc
of said curve through a central angle of 105° 45' 00", a distance
of 46.14 feet to a tangent line that lies parallel to and 15.00 feet
Northerly of,measured at right angles, said Northerly boundary of Mission
Street; thence South 860 19' 00" West along said tangent line, 86.75
feet to said Easterly right-of-way line of the Atchison, Topeka, and
Santa Fe Railway Company; thence Southeasterly along said right-of-way
line 15.24 feet to the point of beginning.
