THIS INDENTURE made the 24th day ofNovember , 1981
between ROBERT L. CITRON, Tax Collector of the County of Orange, State of California, first party, and
the City of San Juan Capistrano second party, witnesseth:
THAT WHEREAS, the real property hereinafter described was duly sold and conveyed to the State of California for the
non-payment of taxes which had been legally levied and which were a lien upon said property; and
WHEREAS, in conformity with the provisions of Division 1, Part 6, Chapter 8, Article 2 of the Revenue and Taxation
Code of the State of California, by agreement therein authorized, first party agreed to sell to second party and second party
agreed to purchase from first party the land hereinafter described;
NOW, THEREFORE, the said first party in consideration of the premises and in accordance with the law in such case
made and provided, does hereby grant to the second party, for the sum of
FIFTY DOLLARS
that certain real property hereinbefore referred to, and situate in the County of Orange, State of California, more particularly
described as follows, to wit:
That portion of Lot 1 of Fractional Section 14, Twp 8 South, Range 8 West, SBB &
M, described as follows: Beginning at a point on the North line of said Frac-
tional Section 14, distant North 891 391 48" West 235.00 feet from the North-
east corner of said section; said point also being the Northeast corner of Parcel
2 of the land conveyed to Dana Development Co. by deed recorded October 10, 1960
in Book 5454 Page 201, Official Records of Orange County; thence along the East
line of said parcel conveyed to Dana Development Co., South 00 131 04" East to a
point on the Northwesterly line of the San Juan Creek Channel as conveyed to the
Orange County Flood Control District by deed recorded May 15, 1962 in Book 6108
Page 438, Official Records of said County; thence Southwest along said North-
westerly line to a point on the East line of Tract No. 7616, said point being
South 061 461 00" West 531.78 feet from the Northeast corner of said Tract; th-
ence along the East line of said Tract and its Northerly prolongation North 061
461 00" East to a point on the North line of said Fractional Section 14; thence
along the North line of Section South 891 391 48" East to the point of beginning.

This conveyance is made and accepted upon the following express conditions:
That within 10 years from November 24, 1981 CITY will either devote said property to
public access purposes or reconvey the property to the State of California;
2. That CITY will not offer the property for sale at any time during the ten-year period prescribed in I above:
3. That in the event CITY fails to devote said property to public access
purposes within the ten-year period prescribed in I above, or CITY desires to divest itself of said property within said ten-year
period, CITY will execute a deed to the State of California reconveying to the State all the right, title and interest of the State
in the property which CITY obtained by this Deed. Thereafter, such property shall be held as tax -deeded property by the State;
Provided, that a breach of any of the foregoing conditions shall cause said property to revert to the State of California and the
State of California shall have the right of immediate reentry upon said property, to be exercised by and through its agent the
Orange County Tax Collector, in the event of any such breach.
