FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
RICHARD B. NEWCOM and MARIE CHURCH NEWCOM, husband and wife,
do hereby GRANT to the CITY OF SAN JUAN CAPISTRANO, a perpetual easement and right of way for
Highway purposes in, on and over the real property in the City
of San Juan Capistrano, County of Orange, State of California, described as:
Those portion of the East half of Section 6, Township 8 South, Range 7 West, S.B.B.& M.
described as follows:
Beginning at a point in the centerline of San Juan Canyon Road as laid out and paved by
the County of Orange, said point being located 235.20 feet North 53° 11' 15" East and
122.50 feet Easterly along the arc of a curve concave to the Southeast of radius 500.00
feet from Station 8 of said Road, as per notes thereof shown in Book 2, page 34 of Surveyor's
Records on file in the Surveyor's office of Orange County; thence from said point of begin-
ning 64.98 feet Easterly along the arc of a curve concave to the Southeast of radius 500,00
feet to a bolt in the pavement marking the end of said curve and a point on line tangent;
thence following said road survey North 74° 40' Fast 80.25 feet to Station 10, North 36° 02'
30" East 156.40 feet to Station 11; thence North 49' 41' East 306,10 feet to Station 12;
thence North 57° 15' East 388.70 feet to the Northwest corner of that certain parcel described
in deed to L. R. Cook recorded January 13, 1920 in Book 355, page 210 of Deeds; thence South
24° 20' East 345.00 feet along the West line of said Parcel to an iron corner marking the
angle point in the Westerly line of that certain parcel described in deed to A. J. V1sel and
others recorded January 25, 1916 in Book 261, page 168 of Deeds; thence South 1° 18' East
1327.83 feet along the West line of said Parcel to the Southwest corner thereof, said point
being a point in the Northerly line of that certain 1.566 acre parcel described in deed to
John J. Harrison and wife recorded February 10, 1921 in Book 374, page 16 of Deeds; thence
South 28° 29' West 408.64 feet along the Northerly line of said last described parcel; thence
continuing along said Northerly line South 59° 24' West 483.83 feet to the Southeast corner
of that certain parcel of land under contract to J. Roy Smith under date of May 20, 1927;

California highways, as shown upon a State of California, Department of Trans-
portation Right of Olay Map No. F-1882, and said proposed centerline of Ortega
Highway, said point of intersection as station 518+44.41 Route 5 on said Right
of Way Map, said point being South 63° 58' 33" hest, 2037.81 feet from Station
6 of the surveyed centerline of San Juan Hot Springs Road as per survey filed
in Orange County Surveyor's Field Book No. 20, pages 51-54, in the office of
the County Surveyor of Orange County, California; thence along said proposed
centerline the following courses, North 69° 45' 43" East, 410.49 feet; thence
