Being a portion of Parcel 1: Rancho Boca de la Playa, as said Parcel 1 is de—
scribed in deed dated October 25, 1955 and recorded in Book 3269, Page 142
of Official Records of Orange County, California, and more particularly de—
scribed as follows:
Being a portion of the Northerly 59i—acres of that part of the Pryor Homestea
Tract in said Rancho which was allotted to Rosa A. de Pryor by Final Decree
of Partition rendered in Case No. 1210 in the Superior Court of Orange County
California, described as follows:
Commencing at the Southwesterly corner of said 591—acre tract above mentioned
thence South 80°16' East along the Southerly line of said 59i—acre tract to
a point of intersection of the said Southerly line with the Westerly line of
a strip of land 250.00 feet wide, described in deed to the Orange County
Flood Control District, dated November 6, 1962, and recorded in Book 6380,
Page 192 of Official Records of Orange County, California; thence Northerly
15.00 feet along the said Westerly line; thence Westerly in a direct line to
a point in the Westerly line of said 59i—acre tract above mentioned, said
point bears North 17°57130" East 25.00 feet along the said Westerly line of
said 59'j—acre tract, from the said Southwesterly corner of said tract; thence
South 17°57130" West 25.00 feet along the said Westerly line of said 'tract to
the point of beginning. SUBJECT to all easements of record and pending ease—
ments.
Said easement is shown on a map "Exhibit B" attached hereto and made a part
