Gentlemen:
Enclosed herewith is Grant Deed executed by Marina View Heights
Development Co., Inc., a California corporation, conveying to the
City of San Juan Capistrano those parcels of land designated by
the State of California Highway Division as 47612-1 and 47612-2.
Parcel 1 (47612-1) consists of 4,036 square feet (0.0927 acres)
of improved flat land; Parcel 2 (47612-2) consists of 66,931
square feet (1.5365 acres) of improved land; or a total of 1.6292
acres of improved land which said City has heretofore agreed to
convey to the State of California Division of Highways at no cost
to said State Highways Division for the construction and completion
of the Las Ramblas interchange with the No. 5 Freeway in San Juan
Capistrano.
This land is being conveyed with no monetary consideration. The
land is being conveyed for highway, freeway, interchange, and
related purposes only.
The land to be conveyed is now subject to a Deed of Trust encumber-
ing this and adjacent land. Glendale Federal Savings and Loan
Association, Glendale, California, is the payee under the Note and
beneficiary under the Trust Deed.
It is the understanding of the undersigned that said beneficiary
will allow and grant a partial reconveyance with no monetary con-
sideration for the above noted purposes.
This letter supersedes any previous letters or agreements.
