That portion of Lot 13 of lands in the City of San Juan Capistrano,
County of Orange, State of California, as shown on a map filed in Book 4,
page 15 of Record of Surveys in the office of the County Recorder of said
County, described as follows:
Commencing at the northwesterly terminus of that certain course described
as, I'S 24 41' 45" E, 683.'60 feet," in deed recorded in Book 3250,
page 470 of Official Records in said office; thence S 24° 41' 45" E,
173.46 feet to the True Point of Beginning; thence continuing along said
last described course S 210 41' 45" E, 120.14 feet; thence
N 780 48' 32" E, 69.10 feet; thence N 500 561 28" W, 151.94 feet to the
True Point of Beginning.
EXCEPTING an undivided one-half interest in all oil, gas and other
hydrocarbon substances in, upon or under said land, together with the
income accruing therefrom, as reserved by Howard L. Krum and Fay Wilson
Krum, husband and wife, by deed recorded June 8, 1956 in Book 3538,
page 550 of Official Records and re-recorded July 20, 1956 in Book 3584,
page 339 of Official Records.

This conveyance is made for the purposes of a freeway and the grantor
hereby releases and relinquishes to the grantee any and all abutter's
rights, including access rights, appurtenant to grantor's remaining
property, in and to said freeway.

TEMPORARY GRADING EASEMENT
The undersigned hereby consents to and gives his permission to
the State of California and/or the City of San Juan Capistrano, or
their authorized agents, to enter the land of the undersigned shown
in red on attached map for the purposes of a temporary grading
easement for a period not to exceed 24 months from the commencing
date of freeway construction.
It is understood that when the further use of said land is no
longer required, the property of the grantor shall be cleared of all
debris and left in a neat, clean and presentable condition,.and this
temporary grading easement shall become null and void and shall
terminate in the same mann$r as if never made.
It is understood that this temporary grading easement shall not
be recorded and will be used only for the benefit of the State of
California and/or the City of San Juan Capistrano.
