I, Charles L. Love, as executor of the will of Nettie M. Love,
deceased ("decedent"), grant to the City of San Juan Capistrano Community
Redevlopment Agency, all the decedent's right, title and interest in and to
that certain real property situated in the City of San Juan Capistrano,
County of Orange, California, described as follows:
Lot 27 of Tract 103, as shown on a map
recorded in Book 11, pages, 29-33, inclusive
of Miscellaneous Maps, in the office of
the county recorder of Orange County, California

This deed is made pursuant to order of the Superior Court of
Los Angeles, State of California, in the matter of the estate of Nettie M.
Love, deceased, No. P 719356 ,dated March 22 .1988, a certified copy of
which is attached hereto, and the proceedings had and described in said

The petition of Charles L. Love, executor of the will of
Nettie M. Love, deceased, for Order Authorizing and Directing
Conveyance of Property, coming on regularly to be heard on March 17,
1988, in Department 11 of the above entitled court before Richard C.
Hubbell, Judge presiding; the court after examining the petition and
(hearing the evidence, finds:
1. Due notice of the hearing of the petition has been
(given as required by law;
2. On January 7, 1986, the decedent entered into a written
Option Agreement with the San Juan Capistrano Community
Redevelopment Agency, which granted the Agency the option to
purchase the property hereinafter described under the terms set

forth in a real Estate Purchase Agreement attached to the Opti
Agreement.
3. On December 16, 1986, the option term was extended by
the decedent and the San Juan Capistrano Community Redevelopment
Agency to January 7, 1988.
4. On January 4, 1988, the San Juan Capistrano Community
Redevelopment Agency exercised the option in the manner provided for
in the Option Agreement. By virtue of the exercise of the option,
the decedent is bound by the terms of the Real Estate Purchase
Agreement, and the San Juan Capistrano Community Redevelopment
Agency is entitled to a conveyance as prayed for in the petition.
IT IS THEREFORE ORDERED, ADJUDGED AND DECREED by the court
that Charles L. Love, as executor of the will of Nettie M. Love,
deceased, be and is hereby authorized and directed forthwith to
execute and deliver the Real Estate Purchase Agreement, and a deed
of conveyance to the San Juan Capistrano Community Redevelopment
Agency for the real proeprty covered by said option and agreement
and described as follows:
Lot 27 of Tract No. 103, as shown on a map
recorded in Book 11, pages 29-33 inclusive
of Miscellaneous Maps, in the office of the
County Recorder of Orange County, commonly
known and described as 31811 E1 Camino Real,
San Juan Capistrano, California.

CAPISTRANO COMMUNITY REDEVELOPMENT AGENCY, pursuant to authority
conferred by ORDINANCE NO. 488 of the City of San Juan Capistrano, as
amended, adopted on July 12, 1983, and the grantee consents to recordation
thereof by its duly authorized officer.
