Jacqueline R. Lewis, a Married Woman, as Her Sole and Separate
Property
do hereby GRANT to the CITY OF SAN JUAN CAPISTRANO, - a perpetual easement and right of
way for public utility, sewer pipeline, and miscellaneous pipeline purposes in on and over the real
property m the City of San Juan Capistrano, County of Orange, State of California, described as:
That portion of Section 5, Township 8, South, Range 7 West, San
Bernardino base and meridian, in the City of San Juan Capistrano,
County of Orange, State of California, within the property shown
on Parcel Map 16-21 and described as:
Parcel A
Beginning at the westerly corner of Parcel 3, thence north-
easterly along the northwesterly property line 25.07 feet
more or less to the northerly roadway easement boundary, per
O.R. 11202, Bk 8574, Pgs 387 and 388, dated April 16, 1968
at the County Recorders Office of said County; thence
southeasterly along said easement 79.63 feet to the begin-
ning of a tangent 93 -foot radius curve, concave north-
easterly; thence southeasterly along the arc of said curve
50.69 feet through a central angle of 31° 13' 56" to the
beginning of a reverse curve having a radius of 45 feet,
concave southwesterly; thence along the arc of said reverse
curve more or less 24.05 feet to the southeasterly property
line; thence southwesterly along said property line 45 feet
to the southerly property corner; thence northwesterly along
the southwesterly property line to the point of beginning.
Said portion of Parcel 3 is coincidental with said roadway
easement.
Parcel B
A strip of land 20 feet in width of which the northeasterly
boundary is coincidental and contiguous with the north-
easterly property line of Parcel 3. The southwesterly
boundary of said strip of land is lengthened or shortened to
terminate at the property lines of Parcel 3.
