The CITY OF SAN JUAN CAPISTRANO, a Municipal Corporation under the laws
of the State of California, does hereby grant to the J. F. SHEA THERAPEUTIC
RIDING CENTER an easement for sewer lateral and water lateral purposes in,
on and over the real property described in Exhibit "A" and shown on Exhibit "B"
attached hereto and made a part hereof

LEGAL DESCRIPTION OF EASEMENT FOR SEWER AND RECLAIMED WATER PURPOSES
A strip of land 25.00 feet wide in the City of San Juan Capistrano, County of Orange, State of
California, over a portion of Lot "A" of Tract No. 7183, as per map filed in Book 273, Pages 1
through 16, inclusive, of Miscellaneous Maps, in the office of the County Recorder of said County,
the southerly line of said strip described as follows:
Beginning at a point on that certain course shown as "N21°22'26"W 544.29"' in the easterly
boundary of Parcel Map No. 2001-158 as per map filed in Book 324, Pages 14 and 15 of Parcel
Maps, in the office of said County Recorder, distant thereon North 21°22'26" West 12.01 feet from
the southerly terminus thereof, said easterly boundary also being the westerly boundary of said Lot
A; thence leaving said easterly boundary North 70°53'23" East 38.01 feet to the easterly boundary of
said Lot "A".
The northerly line of said strip shall be prolonged or shortened so as to terminate in the boundary
of said Lot "A".
As shown on Exhibit `B" attached hereto and by this reference made a part hereof.
