PUBLIC UTILITY EASEMENT
FOR A VALUABLE CONSIDERATION, abandonment of an existing road and utility
easement, recorded as Document #85-141854, within Lot 10 of Tract 6402, MR. MONTY
IHDE, TRUSTEE of the IHDE TRUST does hereby grant a nonexclusive easement to the
CITY OF SAN JUAN CAPISTRANO, for public utility purposes in, on and over the real
property described as Lot 10 of Tract 6402, in the City of San Juan Capistrano, State of
California, as described on the previously dedicated road and public utility easement
(Document #85-141854), a portion of which is attached hereto as Exhibit "A" and made a
part hereof and as shown on Sheet 2 of an Improvement Plan for Calle Perfecto, filed as
M86-24 with the City of San Juan Capistrano Engineering Division.

BEGINNING at the northeasterly corner of Lot 10 of Tract No. 6402, record-
ed in Book 235, Pages 10 and 11 of Miscellaneous Maps of Said Orange County,
said point being the northeasterly terminous og that certain northwesterly
boundary course of said lot 10 shown as "N. 65 19'39" E. 262.59' " on said
tract map, said point being also a point on the curved westerly right of
way line of Cale Perfecto, a public street, a radial through said point
bears North 74 23'04" West; thence, southwesterly along said curved west-
erly right of way line, concave northwesterly and having a radius of 181.85
feet through a central angle of 16 57'02" an arc distance of 53.80 feet
thence tangent south 32 33'58" West 32.69 feet to a point on a tangent curve,
concave southwesterly and having a radius of 25.00 feet, thence, leaving
said curved right of way line; northerly, westerly and southwesterly along
said curve, through a central anogle of 147°14'19" an arc distance of 64.24
feet, thence radially, North 24 40'21" West 7.00 feet to a point on the
northwest boundary line of said lot 10 and said Tract No. 6402, thence North

JUAN CAPISTRANO, a political corporation and governmental agency, is hereby
accepted by order of the City Council on 10/15/02 and the grantee consents to
recordation thereof by its duly authorized officer.
