Larry D. Hines and Vicki C. Hines, Husband and Wife as Joint
Tenants
do hereby GRANT to the CITY OF SAN JUAN CAPISTRANO, - a perpetual easement and right of
way for public utility, sewer pipeline, and miscellaneous pipeline purposes to on and over the real
property in the City of San Juan Capistrano, County of Orange, State of California, described as:
That portion of Section 5, Township 8, South, Range 7 West, San
Bernardino base and meridian, in the City of San Juan Capistrano,
County of Orange, State of California, within the property shown
on Parcel Map 31-45 and as described as follows:
Beginning at the northerly corner of Parcel 2, thence south-
westerly along the northwesterly property line 25 feet to
the southerly roadway easement boundary, per O.R. 11202, Bk
8574, Pgs 387 and 388, dated April 16, 1968, at the County
Recorders Office of said County; thence southeasterly along
said easement 79.82 feet to the beginning of a tangent 93 -
foot radius curve, concave southwesterly; thence southeas-
terly along the arc of said curve 50.69 feet through a
central angle of 310 13' 56" to the beginning of a reverse
curve having radius of 45 feet, concave northeasterly;
thence along the arc of said reverse curve 25.24 feet to the
southeasterly property line of said Parcel 2; thence north-
easterly along said property line 45 feet to the most

northeasterly property line to the point of beginning. Said
portion of Parcel 2 is coincidental with said roadway ease—
