Frost, Husband and Wife as Community Property do hereby GRANT to the CITY OF SAN JUAN CAPISTRANO, an easement and right of way for' slope and temporary construction purposes in, on and over the real property in the City of San Juan Capistrano, County of Orange, State of California, described as: Exhibit A That portion of Section 36, Township 7 South, Range 8 West, San Bernardino Meridian in the City of San Juan Capistrano, County of Orange, State of California, described as follows: Beginning at the Southerly terminus of a curve concave Southwesterly in the Northeasterly line of Rancho Viejo Road as shown on Tract No. 11094 as per map recorded in Book 484, Pages 22, 23 and 24, said curve having a radius of 2,965.00 feet, a central angle of 5052'25" and an arc length of 303.95 feet; thence Southeasterly 135.21 feet along the prolongation of said curve through a central angle of 2036146" thence non -tangent to said curve South 57019101" East 32.87 feet to a point in the Northwesterly line of Parcel 1, known as Mission Hills Drive, of the land described in the deed recorded in Book 8411, Page 270 of Official Records of said Orange County; thence along said Northwesterly line North 67059116" East 23.45 feet; thence leaving said Northwesterly line North 22000144" West 28.00 feet; thence South 67059116" West 22.46 feet to the beginning of a non -tangent curve concave Southwesterly, the radius point of which bears South 67026115" West 2,985.00 feet from said beginning of curve; thence Northwesterly 133.95 feet along said curve through a central angle of 2034116" to a point on a curve concave Southerly in the Southerly Boundary of said Tract 11094 shown as having a radius of 350.00 feet and to which point a radial line bears North 20005114" West; thence Westerly 20.04 feet along said curve through a central angle of 3016149" to the point of Beginning. Grantor or its successors in interest shall not remove such slopes or portions thereof without providing in their place adequate lateral support; the design and construction of which shall first be approved by the City of San Juan Capistrano. This slope and temporary construction easement shall expire on the date that the Notice of Completion for the "Rancho Viejo Road Widening at Mission Hills Drive Project" is filed with the Orange County Recorder and shall commence on the date of recordation of this document.
