EL RANCHO DE LA PALMA, INC., a corporation,
hereby irrevocably offer to dedicate to the CITY OF SAN JUAN CAPISTRANO a perpetual easement and
right of way for STREET AND HIGHWAY purposes in, on and over all that real property situated in the
City of San Juan Capistrano, County of Orange, State of California, described as follows:
See attached "Legal Description of 40 -foot wide Roadway Easement"

It is mutually understood and agreed that the above offer
may be accepted by Resolution of the City Council of said City
whenever, in the judgment of said Cormil, the property is
needed for street and highway purposes.
It is further understood ,and agreed that upon such accept-
ance by said City, it shall mail or deliver a copy of its resolution
of acceptance to the then owners at the address shown on the
latest secured assessment roll in the County where said property
is located, and within 60 days thereafter said owners shall ra-
move any and all permanent structures that are affixed to the
above described strip of land, and if same are not removed
within said 60 day period said owners shall hold the City of San
Juan Capistrano free and harmless frown any and all liability
for its destruction or removal of same.
It is further understood and agreed that this offer is irre-
vocable and shell be absolutely and perpetually binding upon
the undersigned owners, their heirs, successors and assigns.

That portion of the fractional Southwest quarter Section 32, Township 7
South, Range 7 West, S. B. M., as per the Official Plat of said land
filed in the District Land Office April 12, 1875, described as follows:
Beginning at Station No. 15 of the surveyed centerline of Ortega Highway,
said Station No. 15 being located South 019 Ol' 00" West 161.45 feet
and North 69° 34' 00" East 708.50 feet from the Southwest corner of
said Section 32, thence Northerly along the Westerly line of the land
