x of the Estate of GEORGE H. CAPRON, Conservatee, hereby GRANTS
to the CITY OF SAN JUAN CAPISTRANO, a municipality, for road-
way purposes, the following described easements over real
property in the City of San Juan Capistrano, County of Orange,
State of California:
Parcel 1. An easement for roadway purposes over that portion
of land conveyed to George H. Capron by Deed recorded August
22, 1955, in Book 3182, Pages 588, 589, 590, and 591 of Official
Records of Orange County, California, that is included in a
strip of land 60.00 feet in width, the centerline of which is
described as follows:
Beginning at a point in the Southeasterly line of the
Atcheson, Topeka and Santa Fe Railroad, said point being S 330
08' 20" W, 110.00 feet along said Southeasterly line from the
intersection of said Southeasterly line with the Northerly line
of the Rancho Boca de la Playa; thence S 560 51' 40" E, 25.00
feet to the beginning of a tangent curve, concave Northerly and
having a radius of 300.00 feet; thence Easterly along said
curve through a central angle of 380 00' 00" a distance of
198.97 feet; thence tangent to said curve N 850 08' 20" E,
100.00 feet to the beginning of a tangent curve, concave
Southerly and having a radius of 300.00 feet; thence Easterly

along said curve through a central angle of 400 40' 42" a
distance of 212.99 feet; thence tangent to said curve S 54°
10' 58" E 297.02 feet to the centerline of the State Highway
as described in Parcel 2 of said Deed.
Parcel 2. An easement for slope purposes over that portion
of land conveyed to George H. Capron by Deed recorded August
22, 1955, in Book 3182, Pages 588, 589, 590, and 591 of
Official Records of Orange County, California, described as
follows:
Beginning at a point in the Southeasterly line of the
Atcheson, Topeka and Santa Fe Railroad, said point being S 330
08' 20" W, 80.00 feet along said Southeasterly line from the
intersection of said Southeasterly line with the Northerly
line of the Rancho Boca de la Playa; thence S 560 51' 40" E,
25.00 feet to a point in a non tangent curve Northerly and
having a radius of 300.00 feet, a radial line of said curve
through said point bearing N 250 30' 00" E; thence Easterly
along said curve through a central angle of 430 00' 00" a
distance of 225.15 feet to the beginning of a reverse curve
concave Southerly and having a radius of 200.00 feet; thence
Easterly along said curve through a central angle of 390 29'
08" a distance of 137.83 feet; thence tangent to said curve
S 680 00' 52" E, 126.50 feet to the beginning of a tangent
curve concave Southerly and having a radius of 150.00 feet;
thence Easterly along said curve through a central angle of
400 00' 52" a distance of 104.76 feet; thence S 35' 49' 02" W,
60.00 feet; thence 540 10' 58", 45.00 feet to a point in a
non tangent curve, concave Southerly, and having a radius of
320.00 feet, a radial line of said curve through said point

bearing S 300 20' 00" W; thence Westerly along said curve
through a central angle of 31° 58' 39" a distance of 178.60
feet; thence tangent to said curve S 880 21' 21" W, 120.19
feet to the beginning of a tangent curve concave Northerly and
having a radius of 350.00 feet; thence Westerly along said
curve through a central angle of 38° 08' 29", a distance of
233.01 feet; thence N 560 51' 40" W, 25.00 feet to said South-
easterly line of the A.T. & S.F. Railroad; thence along said
Southeasterly line N 330 08' 20" E 60.00 feet to the point of
beginning.
EXCEPTING therefrom that portion of said land contained in
Parcel 1 as hereinabove described.
SUBJECT TO:
1. Covenants, conditions, restrictions, reservations,
rights, rights-of-way, and easements of record.
2. The right of Grantor, his heirs, successors or
assigns to maintain, operate and repair the existing irrigation
pipeline under and across said Parcels 1 and 2.
3. Grantee shall provide and maintain Parcels 1 and
2 so as to permit access to a cross-over over and across Parcels
1 and 2, and Grantor reserves to himself, his heirs, successors
or assigns the right to use said cross-over as access to each
portion of Grantor's land as may be cut off from the other by
conveyance of Parcels 1 and 2.
4. Grantee shall provide such drainage for Parcels
1 and 2 within the boundaries of said parcels as shall prevent
any run-off onto adjacent lands of Grantor.

5. Grantor, his heirs, successors or assigns,
reserves the right to bring these portions of Parcel 2 to
grade with Parcel 1, and upon any part of Parcel 2 being
brought to grade with Parcel 1 so that a slope easement for
road purposes is no longer necessary, such part of Parcel 2
shall revert to Grantor, his heirs, successors or assigns.
THIS GRANT DEED is made pursuant to the Court Order
instructing Temporary Conservator and authorizing conveyance of
road and slope easements for airport access road and public
utility purposes dated February 3, 1967, duly made and entered
in the Conservatorship Matter of the Estate of GEORGE H.
CAPRON, Conservatee, in proceeding No. A-53378, Superior
Court of Orange County, State of California, a certified copy
of which order is recorded concurrently herewith in the office
of the County Recorder of Orange County, to which reference
is hereby made.
IN WITNESS WHEREOF, this instrument is executed
this 10th day of March, 1967.

A RESOLUTION OF THF CITY COUNCIL OF THE CITY OF
SAN JUAN CAPISTRANO ACCEPTING AN EASEMENT GRANT
DEED OVER CERTAIN REAL PROPERTY IN THE CITY OF
SAN JUAN CAPISTRANO
WHEREAS, the City of San Juan Capistrano has received ar Easement Grant
Deed executed under Court Order of the Orange County Superior Court by the
Temporary Conservator of the Estate of George H. Capron, Conservatee; and
WHEREAS, the City Council finds that it is in the best interests of the
City of San Juan Capistrano to accept said Easement Deed.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of San
Juan Capistrano that it accept and it does hereby accepttheEasement Grant
Deed dated March 10, 1967 and executed by Lawrence C. Stevens, as Temporary
Conservator of the Estate of George H. Capron, Conservatee.
BE IT FURTHER RESOLVED that the City Clerk be, and he is hereby authorized
and directed to record said Easement Grant Deed in the Office of the County
Recorder of the County of Orange.
AND BE IT FURTHER RESOLVED that the City Clerk be, and he is hereby
authorized and directed to record, simultaneously with said Easement Grant Deed,
a certified copy of the Court Order, dated February 3, 1967, authorizing the
execution of sai,' Easement Grant Deed.

in ERVINE L. WATKINS, VERA WATKINS and NOLAN
M. DOSS, SR., in various tenancies and as to
an undivided interest, and CAPISTRANO AIRPORT
AND INDUSTRIAL PARK, LTD., a limited
partnership, as to the remaining interest,
for roadway purposes, 16 feet in width,
described in the petition on file herein.
Said easement shall be released by quitclaim
deeds, together with all other road easements
whether of record or claimed by the aforesaid
vestees by right of prescription.
(3) Slope easements shall be maintained by the
CITY OF SAN JUAN CAPISTRANO and will be
abandoned at such time as the owner brings
the property to grade;
(4) The CITY OF SAN JUAN CAPISTRANO will be
responsible for all proper drainage from the
road easement so as to prevent run-off of
water to the adjoining Capron property;

The Road will be approximate grade level
with adjoining property in the vicinity of the
railroad crossing to permit access across the
road to both sides of the Capron property;
(6) The road will be constructed without damage
to the existing irrigation line, and the owner
of the adjoining property shall have the right
to maintain such irrigation line; and
(7) In the event that the CITY OF SAN JUAN
CAPISTRANO needs additional dirt in the
construction of the road for fill, it shall be
removed from the adjoining hill property in
such locations and manner as shall meet with
the approval of the owner
