AN ORDINANCE OF THE CITY OF SAN JUAN CAP-
ISTRANO, AMENDING THE LAND USE ORDINANCE
NO. 5, BY ADDING CERTAIN SECTIONS THERETO
ESTABLISHING THE REGULATION FOR THE R-1,
SINGLE-FAMILY DISTRICT, THE R-2, TWO=FAM-
ILY DISTRICT, AND R=3, MULTIPLE -FAMILY
AND APARTMENT DISTRICT ZONING.
R-1, SINGLE-FAMILY DISTRICT REGULATIONS:
A. USES PERMITTFJ).
1. One family dwelling of a perment character, placed on a per-
manent location on a plot of record.,
2. Flower and vegetable gardening.

3. Nurseries and greenhouses used only for propogation and
culture and not for retail sales.
4. Home occupations and studios, providing no advertising
sign, merchandise, product, or other material or equipment
is displayed for advertising purposes.
5. The office of a physician, dentist or other person author-
ized by law to practice medicine or healing provided such
use is only consultation or emergency treatment as an ad- -
junct to a principle office located elsewhere. -
6. SIGNS shallbeinaccordance with City Sign Ordinance No. 24,
except that no signs will be permitted whitish exceed six
(6) square feet in area.
7. Public Parks.
B. ADDITIONAL USES:
The following additional uses may be permitted subject to
approved Land Variance Request:
1. Residential Hotels.
2. Public Utility building and structures.
3. Churches, museums and libraries.
4. Schools, colleges, public play grounds and athletic fields.
5. Golf courses not including miniature golf courses and driv-
ing range,
C. OFF STREET PARKING:
Off street parking consisting of one paved covered usable
automobile parking not smaller than ten feet by 20 feet
(101x.201).' shall be 'provided and maintained on the premises.
D. SITE REQUIREMENTS:
It The minimum building site area for each one family dwelling
shall be not less than seventy two hundred (7200) square
feet.
2. The building height limit shall be two stories and shall
not exceed (351) thirty-five feet.
3. Front, side and rear yards shall be as required by Ordinance
No. 5.
4. Construction within the Historical Mission Area shall con-

R-2, TWO FAMILY DISTRICT REGULATIONS:
A. USES PERMITTED:.
1. A ONE -FAMILY DWELLING, 2 DETACHED ONE -FAMILY DWELLINGS. or
ONE TWO-FAMILY DWELLING on each building site, all of a
permanent character placed in a permanent character on a
plot of record. In no event shall there be more than TWO
LIVING HOUSEKEEPING UNITS on each building site.
2. Flowers and vegetable gardening.
3. Nurseries and greenhouses used only for purposes of pro-
pogation and not for retail use or sales.
4. . Public Parkd.
5. HOME OCCUPATIONS: Studios and offices when conducted with-
in the building by the occupants thereof, provided no adve-
rtising sign, merchandise, oroducts or othet materials or
equipment are displayed for advertising purposes.
6. SIGNS shall be in accordance with City Sign Ordinance No.
34 except that no sign shall be permitted which exceed six
(6) square feet in area.
B. ADDITIONAL USES:

.closer then TEN (10) feet to any other dwelling or other
Main building of equal or greater height. .No dwelling or
other main building of.TWO. STORIES ':in height shall be clo-
.ser than FIFTEEN (15) FEET to any othdr dwelling or main
building.
6. Construction within the Historical Mission Area shall con-
form to the requirements of the City Ordinance creating
architectural control (Ordinance No. 31.)
R-3, MULTIPLE -FAMILY AND APARTMENT DISTRICT REGULATIONS:
A. USES PERMITTED:
1. All uses permitted in the R-2 District.
2. Apartment Houses.
3. Boarding and Lodging Houses. -
B. ADDITIONAL USES:
The following additional uses may be permitted subject to
approval of Land Use Variance Request:
lk Apartment Hotels.
C. OFF STREET PARKING:
Each single family residence, duplex, apartment houses or
multiple,family residence shall provide one paved, covered
.:usable automobile parking area, not less than ten feet by
20 feet (101 x 201), for each family unit located on the
property.
D. SITE REQUIREMENTS:

1. The minimum building site area shall be not less then sev-
enty-two hundred (7200) square feet. No two-family units,
multiple family unit or apartment houseshall be permitted
which provides less than one thousand (1,000). square feet
of land per family or housekeeping unit.
2. Total ground floor area of each two-family unit, multiple-
. ,family unit or apartment house shall not exceed sixty per-
cent (60%) of the building site area.
3. Front, side and rear yard shall be provided as specified
in City Ordinance No. 5. d
4. No dwelling or other main building ONE STORY in height shall
be closer than TEN FEET (101) to any other dwelling or other
main building of equal or greater height. No dwelling or
other main building TWO STORIES in height shall be closer
than FIFTEEN (151) feet to any other dwelling or main bu-
ilding.
5. The Building Height limit shall be two stories and shall
not exceed thirty-five (351) feet.
6. Construction within the Historical Mission Area shall co-
nform to the requirements of the CITY ORDINANCE creating
architectural Control (Ordinance No. 31.)
EFFECTIVE DATE:
This ordinance shall take effect and be in force thirty (30) days
from and after its passage, and prior to fifteen (15) days after the
passage thereof, this ordinance shall be published in the Coastline
Dispatch, together with the names of the City Councilmen voting for and
against the same.

CALIFORNIA, ORDERING, CALLING, PROVIDING FOR AND
GIVING NOTICE OF A SPECIAL ELECTION TO BE HELD
IN SAN JUAN CAPISTRANO MUNICIPAL SEWER DISTRICT
No. 1 ON THE 3RD DAY OF APRIL, 1962, FOR THE .
PURPOSE OF SUBMITTING TO THE QUALIFIED VOTERS
OF SAID DISTRICT A PROPOSITION TO INCUR BONDED
INDEBTEDNESS BY SAID DISTRICT FOR A CERTAIN
IMPROVEMENT.
WHEREAS, the City Council of the City of San Juan Capistrano, Cal-
ifornia did on the 13th day of February, 1962, by a vote of two-thirds
of the members of said City Council, adopt Resolution No. 62-2-13-5,
entitled "Resolution of the City Council of the City of San Juan Capis-
trano -finding that public interest requires the £ormation,of the San
Juan eapistrano Municipal Sewer District No. 1 and fixing and determin-
ing the bopndaries thereof"„ 'which said resolution was duly signed and
