ORDINANCE NO. 159
AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF SAN JUAN CAPISTRANO AMENDING THE
"PRECISE ZONING MAP" AS ADOPTED BY ORDIN-
ANCE NO. 115, SECTION 3.01.3, TO BE
DESIGNATED "AMENDMENT NO. 13"
The City Council of the City of San Juan Capistrano does hereby ordain
as follows:
SECTION 1. That to promote the general welfare and classify, regulate,
restrict and separate uses of land, buildings and structures in providing for
the orderly growth of the City of San Juan Capistrano, the "Precise Zoning Map"
as adopted by Ordinance No. 115, Section 3.01.3, is hereby amended and desig-
nated as "Amendment No. 12" as the same is shown on Exhibit "A" attached hereto
and by this reference made a part hereof; subject, however, to the conditions as
hereinafter set forth.
SECTION 2. That portion of land now zoned R-1, "Single Family" District,
more generally described as lying immediately adjacent to and East of the Casas
Capistrano Development, in the City of San Juan Capistrano, is hereby declared
zoned P -D "Planned Development" District; subject, however to the following
conditions:
1) That a maximum gross density of not more than 8. single family type
units per acre shall be built or constructed on said property; in all
cases the unit density is limited to 8 per gross acre.
2) That the architectural motif for all structures, shall be Spanish
in nature and shall not be inharmonious with the Casitas and Casae
developments.
3) That buffering of the development in the nature of a greenbelt
with necessary screening to insure the integrity of the privacy
concept of the Casas and Casitas developments shall be maintained.
4) That the City Council retains the right to make final decisions in
all cases of arbitration concerning this ordinance or the development
of the property.
SECTION 3. This ordinance shall take effect and be in force thirty (30)
days from and after its passage.
SECTION 4. The City Clerk shall certify to the passage and adoption
of this ordinance by the City Council of the City of San Juan Capistrano at a
regular meeting held on the 27th dsky of April, 1970.
