ORDINANCE NO. 396
REZONE 79-3/COMPREHENSIVE DEVELOPMENT PLAN 79-1
AN ORDINANCE OF THE CITY OF SAN JUAN CAPISTRANO,
CALIFORNIA, AMENDING THE OFFICIAL, ZONING MAP
ADOPTED BY ORDINANCE NO. 293 BY CHANGING THE
ZONING OF PARCEL 1 OF DIVISION OF LAND 78-3 FROM
AG TO PC (COMPREHENSIVE DEVELOPMENT PLAN 79-1) (THE RANCH)
THE CITY COUNCIL OF THE CITY OF SAN JUAN CAPISTRANO, CALIFORNIA,
DOES HEREBY ORDAIN AS FOLLOWS:
SECTION 1. The City Council finds that:
A. The City's Environmental Review Board has reviewed
the subject zone change application and has
determined that the environmental impact report
previously prepared for the overall project during
review of General Plan Amendment 79-1 adequately
addresses the environmental impacts of this project.
The Environmental Review Board has otherwise
carried out all requirements of the California
Environmental Quality Act for the project.
B. The zone change application and accompanying
Comprehensive Development Plan are consistent with
the various land use and circulation designations
shown for the property on the General Plan Composite
Land Use Map, including the "PC" and Visual
Impact overlays, and are otherwise consistent with
the goals, objectives, and policies of the General
Plan.
C. The development of the subject property under
Rezone 79-3/Comprehensive Development Plan 79-1
will conform to development standards and other
applicable provisions of Ordinance No. 293 (Land
Use Management Code).
SECTION 2.
The official zoning heretofore adopted on September 17,
1975, by Ordinance No. 293 is hereby amended by changing the
zoning of Parcel 1 of Division of Land 78-3 from AG (General
Agriculture) to PC (Planned Community/Comprehensive Development
Plan 79-1). Said zone change is designated herein as Rezone 79-3/
Comprehensive Development Plan 79-1 and, more particularly, is
depicted on Exhibit "A" attached hereto.
SECTION 3.
This Ordinance shall take effect and be in force 30
days after its passage.

SECTION 4.
The City Clerk shall certify to the adoption of this
Ordinance and cause the same to be posted in the duly designated
posting places within the City of San Juan Capistrano within 15
days after its passage.
PASSED, APPROVED AND ADOPTED this 19th day of
December 1979 , by the following vote, to wit:
