ORDINANCE NO. 379
REZONE 78-1 (ORTEGA PROPERTIES)
AN ORDINANCE OF THE CITY OF SAN JUAN CAPISTRANO,
CALIFORNIA, AMENDING THE OFFICIAL ZONING MAP
ADOPTED BY ORDINANCE NO. 293 BY CHANGING THAT
PORTION OF LAND BOUNDED BY INTERSTATE 5 (WEST),
ORTEGA HIGHWAY (NORTH), WINDSONG DRIVE AND
LA NOVIA AVENUE (EAST), AND THE SAN JUAN CREEK
CHANNEL (SOUTH) EXCEPTING THOSE PARCELS
IDENTIFIED AS ASSESSOR'S PARCELS NOS.
666-131-01, 666-131-02, 666-131-03 AND
666-131-04 FROM GM (GROWTH MANAGEMENT) TO PC
(PLANNED COMMUNITY) AND INCORPORATING
COMPREHENSIVE DEVELOPMENT PLAN CDP 78-1 AS
PART OF THE PC (PLANNED COMMUNITY) ZONING
THE CITY COUNCIL OF THE CITY OF SAN JUAN CAPISTRANO, CALIFORNIA,
DOES HEREBY ORDAIN AS FOLLOWS:
SECTION 1. Findings.
That the application for Rezone 78-1, for change of
zoning for that portion of land bounded by Interstate 5 (west),
Ortega Highway (north), Windsong Drive and La Novia Avenue (east),
and San Juan Creek (south), excepting those parcels identified as
Assessor's Parcels Nos. 666-131-01, 666-131-02, 666-131-03 and
666-131-04, is consistent with the General Plan of the City of
San Juan Capistrano and development thereof will conform to
standards of Ordinance No. 293.
SECTION 2. Zoning.
That the official zoning heretofore adopted on
September 17, 1975, by Ordinance No. 293 be and is hereby amended
by changing the zoning from GM (Growth Management) to PC (Planned
Community) as depicted on Exhibit "A" attached, and incorporating
Comprehensive Development Plan CDP 78-1 by reference.
SECTION 3. Effective Date.
This Ordinance shall take effect and be in force 30
days after its passage.
SECTION 4. Clerk's Certification.
The City Clerk shall certify to the adoption of this
Ordinance and cause the same to be posted in the duly designated
posting places within the City of San Juan Capistrano within 15
days after its passage.

January , 1979 , by the following vote, to wit:

Buchheim and Mayor Friess
