ORDINANCE NO. 335
REZONE 77-8 (MUNGER-WADE)
AN ORDINANCE OF THE CITY OF SAN JUAN CAPISTRANO,
CALIFORNIA, AMENDING THE OFFICIAL ZONING MAP
ADOPTED BY ORDINANCE NO. 293 BY CHANGING THE
ZONING OF ASSESSOR'S PARCEL NOS. 673-061-33,
-34, -35, AND -36 FROM EL (LARGE ESTATE) TO 130 EL
(LARGE ESTATE, 130 -FOOT MINIMUM STREET FRONTAGE)
THE CITY COUNCIL OF THE CITY OF SAN JUAN CAPISTRANO,
CALIFORNIA, DOES HEREBY ORDAIN AS FOLLOWS:
SECTION 1. The City Council finds that:
A. The City's Environmental Review Board has reviewed
the subject zone change request, has determined that
it will not have a significant impact on the environ-
ment, and has otherwise carried out all requirements
of the California Environmental Quality Act for the
project.
B. The zone change request is consistent with the General
Plan Composite Land Use Map designation of 1.1 Very
Low Density Residential and is otherwise consistent
with the goals, objectives and policies of the
General Plan.
C. The development of the subject parcels will conform
to the development standards and other applicable
provisions of Ordinance No. 293.
SECTION 2. That the official zoning heretofore adopted
on September 17, 1975 by Ordinance No. 293 be and is hereby amended
by changing the zoning of Assessor's Parcel Nos. 673-061-33, -34,
-35, and -36, designated herein as Rezone 77-8 and more particularly
depicted on Exhibit A attached hereto, from EL (Large Estate) to
130 EL (Large Estate, 130 -foot minimum street frontage).
SECTION 3. This Ordinance shall take effect and be in
force 30 days after its passage.
SECTION 4. The City Clerk shall certify to the adoption
of this Ordinance and cause the same to be posted in the duly
designated posting places within the City of San Juan Capistrano
within 15 days after its passage.
PASSED, APPROVED AND ADOPTED this 5th day of October
1977, by the following vote, to wit:
AYES: Councilmen Sweeney, Friess, Nash,
and Mayor Heckscher
