REZONE 84-4 (SPOTTED BULL PREZONING)
AN ORDINANCE OF THE CITY OF SAN JUAN CAPISTRANO,
CALIFORNIA, AMENDING THE OFFICIAL ZONING MAP
BY PREZONING CERTAIN PROPERTIES NORTH OF THE
PRESENT CITY LIMITS (SPOTTED BULL AREA)
THE CITY COUNCIL OF THE CITY OF SAN JUAN CAPISTRANO, CALIFORNIA,
DOES HEREBY ORDAIN AS FOLLOWS:
SECTION 1. Findings.
The City Council finds that:
Application has been made to the Orange County
Local Agency Formation Commission for annexation
of the parcels described herein to the City of San
Juan Capistrano.
2. Section 9-3.201 of the Municipal Code provides for
prezoning of properties to be annexed to the City.
3. The City's Environmental Review Board has reviewed
the subject prezone application, has determined
that it will not have a significant effect on the
environment, has recommended issuance of a
Negative Declaration for the project, and has
otherwise carried out all requirements of the
California Environmental Quality Act. The City
Council hereby concurs with said findings and
authorizes issuance of the Negative Declaration.
4. the proposed zoning is consistent with the goals
and policies of the General Plan.
The development of the property under the proposed
zoning will conform to the development standards
and other applicable provisions of the Municipal
Code.
6. A duly noticed public hearing has been held to
receive and consider public testimony regarding
the proposed prezoning.
SECTION 2. Prezoning.
Based on the findings set forth in Section 1,
preceding, and pursuant to Section 9-3.201 of the Municipal Code,
the City Council hereby ordains that the parcels shown on Exhibit
"A," attached hereto, shall be prezoned as shown on said exhibit.
Said zoning shall become effective upon completion of annexation
of said parcels into the City of San Juan Capistrano. Said
prezone is hereby designated as Rezone 84-4.

433 SECTION 3. Effective Date.
This Ordinance shall take effect and be in force thirty
(30) days after its passage.
SECTION 4. City Clerk's Certification.
The City Clerk shall certify to the adoption of this
Ordinance and cause the same to be published once as required by
law and posted at the duly designated posting places within the
City of San Juan Capistrano within fifteen (15) days after its
passage.

November , 1984 , by the following vote, to wit:
AYES: Councilmen Friess, Bland, Buchheim,
Schwartze, and Mayor Hausdorfer

Orange County Public Library.
