REZONE 84-5 (WISH-CAMERO PREZONING)
AN ORDINANCE OF THE CITY OF SAN JUAN CAPISTRANO,
CALIFORNIA, AMENDING THE OFFICIAL ZONING MAP
BY PREZONING ASSESSOR'S PARCELS NOS. 121-090-09,
121-090-12, AND 121-090-20 AS EL(4) (WISH-CAMERO)
THE CITY COUNCIL OF THE CITY OF SAN JUAN CAPISTRANO, CALIFORNIA,
DOES HEREBY ORDAIN AS FOLLOWS:
SECTION 1. Findings.
The City Council finds that:
1. Application has been made to the Orange County
Local Agency Formation Commission for annexation
of the parcels described herein to the City of San
Juan Capistrano.
2. Section 9-3.201 of the Municipal Code provides for
prezoning of properties to be annexed to the City.
3. The City's Environmental Review Board has reviewed
the subject prezone application, has determined
that it will not have a significant effect on the
environment, has recommended issuance of a
Negative Declaration for the project, and has
otherwise carried out all requirements of the
California Environmental Quality Act. The City
Council hereby concurs with said findings and
authorizes issuance of the Negative Declaration.
4. EL(4) zoning is consistent with the goals and
policies of the General Plan.
5. The development of the property under the proposed
zoning will conform to the development standards
and other applicable provisions of the Municipal
Code.
- 6. A duly noticed public hearing has been held to
receive and consider public testimony regarding
the proposed prezoning.
SECTION 2. Prezoning.
Based on the findings set forth in Section 1,
preceding, and pursuant to Section 9-3.201 of the Municipal Code,
the City Council hereby ordains that Assessor's Parcels Nos.
121-090-09, 121-090-12, and 121-090-20 shall be prezoned EL(4)
Large Estate, Minimum 4 -acre lot size. Said zoning shall become
effective upon completion of annexation of said parcels into the
City of San Juan Capistrano. Said prezoning is hereby designated
as Rezone 84-5 and is more specifically depicted on Exhibits "A,"
"B" and "C," attached hereto.

SECTION 3. Effective Date.
This Ordinance shall take effect and be in force thirty
(30) days after its passage.
SECTION 4. City Clerk's Certification.
The City Clerk shall certify to the adoption of this
Ordinance and cause the same to be published once as required by
law and posted at the duly designated posting places within the
City of San Juan Capistrano within fifteen (15) days after its
passage.

Old Fire Station Recreation Complex;
Orange County Public Library.
