ORDINANCE NO. 580
APPROVING REZONE 85-2 - JUNIPERO SERRA
PARTNERSHIP (SAN JUAN CORPORATE PLAZA)
AN ORDINANCE OF THE CITY OF SAN JUAN CAPISTRANO,
CALIFORNIA, AMENDING THE OFFICIAL ZONING MAP ADOPTED BY
ORDINANCE NO. 293 BY CHANGING THE ZONING OF ASSESSOR'S
PARCEL NO. 650-161-02 FROM AG (GENERAL AGRICULTURE) TO.
CO (OFFICE COMMERCIAL) - JUNIPERO SERRA PARTNERSHIP
(SAN JUAN CORPORATE PLAZA)
THE CITY COUNCIL OF THE CITY OF SAN JUAN CAPISTRANO, CALIFORNIA,
DOES HEREBY ORDAIN AS FOLLOWS:
SECTION 1. Findings.
The City Council finds that:
1. The proposed zoning is consistent with all
Elements of the General Plan.
2. The development of the property under the proposed
zoning will conform to the development standards
and other applicable provisions of Ordinance No.
293.
3. A public hearing notice denoting the purpose of
the request, time, date, and location of the
hearing was published in the Capistrano Valley
News. Property owners within 300 feet of the
project boundary were sent notice of the project
pursuant to state law requirements.
4. On April 30, 1985, the City's Environmental Review
Board reviewed the proposal and required the
preparation of an Environmental Impact Report
addressing the following issues: land use,
geology and landform alteration, aesthetic and
visual impact, traffic and circulation,
archaeology and paleontology, construction/noise,
and energy conservation. On October 29, 1985, the
Environmental Review Board accepted the
screencheck Environmental Impact Report, subject
to revisions, and has otherwise carried out all
the requirements of the California Environmental
Quality Act.
SECTION 2. Zone Change.
Based on the findings set forth in Section 1,
preceding, the City Council ordains that the official zoning
heretofore adopted for Assessor's Parcel No. 650-161-02 on

September 17, 1985, by Ordinance No. 293, be changed from AG
(General Agriculture) to CO (Commercial Office). Said zone
change is designated herein as Rezone 85-2 and is more
specifically depicted as Exhibit "A" attached hereto.
SECTION 3. Effective Date.
This Ordinance shall take effect and be in force thirty
(30) days after its passage.
SECTION 4. City Clerk's Certification.
The City Clerk shall certify to the adoption of this
Ordinance and cause the same to be published once as required by
law and posted at the duly designated posting places within the
City of San Juan Capistrano within fifteen (15) days after its
passage.
