Regarding Pacific Point Development Partners LLC Pacifica San Juan Project.
Hi Akayo,
I received the public meeting notice for the Consideration of a Resolution Approving
Amended and Restated Special 4(d) Interim Habitat Loss Implementation

Agreement, Accepting a Surety Bond, Approving Modification of Apporval of Vesting
Tentative Tract Map (VTTM) 15609, and Accepting an Open Space Easement and a
Public Trail Easement on Lot H of Final Tract Map 16750 (Pacifica San Juan) in the mail.
As a long-time resident of the San Juan Capistrano neighborhood off Camino Las
Ramblas we in this neighborhood have been living with the undesirable looking site at
the NW corner of Camino Las Ramblas and Via De Agua for so many years. This site
has been a large eysore in our community even before the prior owner of the site owned
it and in its current state with a mound of dirt and a wood fence high on the dirt mound
it Is even more of an eyesore than before when it was a vacant parcel. Now that Pacific
Point Development Partners LLC is the current owner/developer of the Pacifica San Juan
project I am very concerned that this will be one of the last parcels they elect to
improve since it is not part of the multi-million dollar homes being built high on the
bluff. As such, I request the following as I am forming a neighborhood committee to
protest any further development until the site on the corner is improved as open space
for the entire community as it was designed in the comprehensive development plan for
parcel 15687 and subseguen amendments.
1. What is the time frame for improving the open space for parcel 15687?
2. When will the mound of dirt and wood fence be removed, open space park I
landscaping be developed so that the eyesore site at parcel 15687 is improved?
3. What is the current development timeline for the Pacifica San Juan development
including parcel 15687?
4. Who is the primary contact at the City for this development?
5. When will the opportunity to protest this developers actions should they not move up
the timeline to improve this open space sooner than later?
6. When will the city tax payer funded Avenida California conntect all the way to Valle
Road to provide another emergency exit for those living in up Camino Las Ramblas since
we currently have only two emergency exits via Via California over to Dana Point/San
Clemente and down Camino Las Ramblas?
7. Why hasn't the Avendia California connection been finished and the road closed from
Avenida California to Valle Road and never opened when it is taxpayer funded road? I
understand their might have been safety concerns of people hanging out on the street
but knowing when It will be opened to benefit the communiting and mobility of local
residents should be considered as well.
8. Who is the primary contact with the developoer so I may petition them with the
demands to develop site 15687 and not wait until all others sites are developed.
I am 100°/o committed to ensuring that parcel 15687 is not the last parcel developed
and that the planning open space at the site happens sooner than later. My committee
is fully ready to fight this developer and at all city council meetings should this site be
the last parcel developed and improvements not be made at the beginning of the
development when they start development up again.
