1. Consideration of a Mitigated Negative Declaration, Tentative Tract Map (TTM)
17655 (SJC TTM 13-004) and Architectural Control (AC) 13-031, Oliva: a request
for approval of proposed development plans for 9 single-family detached, residential
home subdivision on 4.5 acres that comprise Tentative Tract Map (TTM) 17655
located at 32281 Del Obispo Street; approximately 160 feet north of Via Vermeulen
(Assessor Parcel Number(s): 121-181-09, 10, 11 & 13) (Applicant: The New Home
Company). (Project Manager: David Contreras, Senior Planner).

PLANNING COMMISSION OF THE CITY OF SAN JUAN CAPISTRANO,
CALIFORNIA RECCOMENDING CITY COUNCIL APPROVAL OF TENTATIVE
TRACT MAP (TTM) 17655 AND ARCHITECTURAL CONTROL (AC) 13-031, OLIVA
FOR A 9 SINGLE-FAMILY DETACHED, RESIDENTIAL HOME SUBDIVISION ON
4.5 ACRES THAT COMPRISE TENTATIVE TRACT MAP (TTM) 17655 LOCATED
AT 32281 DEL OBISPO STREET; APPROXIMATELY 160 FEET NORTH OF VIA
VERMEULEN (ASSESSOR PARCEL NUMBERS: 121-181-09, 10, 11 &13)

Commissioner Neely made a motion, seconded by Commissioner Chaffee to adopt
a resolution recommending that the City Council adopt a Mitigated Negative
Declaration and conditional approval of Tentative Tract Map (TTM) 17655 and
Architectural Control (AC) 13-031, with the exception of the Architectural Control
(AC) for Lot#4. The motion passed by a 3-0 vote.
AYES: Chairman Sheldon Cohen, Commissioners Tim Neely and Evan
Chaffee.
NOES: None
ABSTAIN: None
2. Consideration of a Mitigated Negative Declaration Addendum, Modification to
Tentative Tract Map (TTM) 16146, Modification to Architectural Control (AC)
13-028, Oliva: The New Home Company has requested approval to modify the
development plans for an approved 31 single-family detached, residential home
subdivision on 17.07 acres that comprise Tentative Tract Map (TTM) 161461ocated
at 32281 Del Obispo Street; approximately 160 feet north of Via Vermeulen

Commissioner Neely made a motion, seconded by Commissioner Chaffee, to adopt
a resolution recommending City Council approval of modification to Tentative Tract
Map (TTM) 16146 and modification to Architectural Control (AC) 13-028. The
motion passed by a 3-0 vote.

Chaffee.

G. STAFF & COMMISSION COMMENTS
Mr. View briefed the Planning Commission on the items scheduled for the upcoming
Adjourned Planning Commission meeting on Monday, July 14, 2014, and the upcoming
City Council meeting on Tuesday, July 15, 2014.
H. ADJOURNMENT
There being no further business, the Chairman adjourned at 7:00 p.m. to the adjourned
Planning Commission meeting for Monday, July 14, 2014, at 6:30 pm in the Council
Chambers.
