PC Resolution-08-12-09-01PC RESOLUTION NO. 08-12-09-01 ARCHITECTURAL CONTROL (AC) 08-021 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SAN JUAN CAPISTRANO APPROVING THE PROPOSED SIGN PROGRAM FOR BUILDINGS LOCATED AT 33272, 33302, AND 33332 VALLE RD AND GENERALLY LOCATED 1500 FEET SOUTH OF THE SOUTHERN END OF VALLE ROAD (APN 675-361-15) WHEREAS, The Noveau Group LLC, owner of real property described as Assessor Parcel Number: 675-361-15 located at 33272, 33302, AND 33332 Valle Rd., San Juan Capistrano; and, WHEREAS, National Retirement Partners requests approval of a comprehensive sign program for a developed office complex located at 33272, 33302, and 33332 Valle Road and generally located 1500 feet south of the southern end of Valle Road (APN 675-361-15). The proposed project site is General Plan designated as Planned Community (PC) and classified as Planned Community (PC) on the Official Zoning Map; and, WHEREAS, the proposed project has been processed pursuant to Section 9- 2.343, Sign Permit Review of the Land Use Code; and, WHEREAS, the office complex was approved by the Planning Commission on September 14, 2004 and design details were approved at the October 21, 2004 Design Review Committee; and, WHEREAS, the Planning Commission has considered the Environmental Administrator's determination pursuant to Section 15074 of the California Environmental Quality Act (CEQA); and, WHEREAS, the Planning Commission conducted two work sessions on October 14, 2008 and October 28, 2008; and, WHEREAS, the Planning Commission conducted a duly noticed public meeting on November 13, 2008 pursuant to Section 9-2.313 of the Municipal Code to consider public testimony on the proposed project; and, WHEREAS, the Planning Commission on December 9, 2008 the Planning Commission reviewed the requested changes as a consent calendar item. NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission of the City of San Juan Capistrano does hereby make the following findings.- 1. indings: 1. The proposed signage is consistent with the Architectural Design Guidelines; and, PC Resolution 08 -12 -09 -XX 2 December 9, 2008 2. The proposed signage is consistent with the Land Use Code. NOW, THEREFORE, BE IT FURTHER RESOLVED, that the Planning Commission of the City of San Juan Capistrano hereby approves the project subject to the Sign Program established by Exhibit A, attached hereto and incorporated herein. EFFECTIVE DATE & FINAL APPROVAL: This project approval shall become effective following expiration of the fifteen (15) day appeal period without filing of an appeal application. The appeal period shall expire at 5:00 p.m; Friday, November 28, 2008.
