RESOLUTION NO. 11-10-25-01
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SAN
JUAN CAPISTRANO, CALIFORNIA APPROVING SIGN PROGRAM FOR
ACHITECTURAL CONTROL(AC) 10-18 FOR THE PROPOSED MARRIOTT
RESIDENCE INN LOCATED AT THE SOUTHWEST CORNER OF CAMINO
CAPISTRANO AND STONEHILL DRIVE (ASSESSOR PARCEL NUMBER:
121-254-44)(MARRIOTT RESIDENCE INN)
Whereas, R. D. Olson Development has requested approval of a Sign
Program for an approved 130-room Marriott Residence Inn consisting of a free-standing,
monument sign, several building-mounted signs, and other sign alternatives; and,
Whereas, the proposed project has been processed pursuant to Section 9-
2.301, Development Review of the Land Use Code; and,
Whereas, the Environmental Administrator determined the project is exempt

from further environmental review and has otherwise complied with all applicable
provisions of the California Environmental Quality Act; and,
Whereas, the Design Review Committee reviewed the Sign Program on June
16 and October 6, 2011 pursuant to Title 9, Land Use Code and the Architectural Design
Guidelines and forwarded the project to the Planning Commission for final action with a
recommendation of approval with revisions; and,
Whereas, the Planning Commission conducted a duly-noticed public meeting
on October 25, 2011 pursuant to Title 9, Land Use Code, Section 9-2.302, Notice
Procedures and to consider public testimony on the proposed project and has considered
all relevant public comments.
NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission of
the City of San Juan Capistrano does hereby make the following findings with respect to
the Marriott Residence Inn Sign Program:
1. The sign program is consistent with the General Plan and Design Guidelines, and is
complementary to the architecture and design of the development project because
the proposed signage includes materials and colors consistent with the project
design, and because wall-mounted signs are in scale with the wall-plane to which
they will be affixed;
2. The sign program conforms to all applicable requirements of this Code and any
applicable specific plan or comprehensive development plan because the proposed
signs meet the applicable location, size, height and illumination requirements of the
Title 9, Land Use Code and the City's Architectural Design Guidelines;

3. The sign program is generally compatible with the design character of adjacent
properties and/or rights-of-way because the free-standing, monument sign has been
designed at a scale that's appropriate to the Camino Capistrano and Stonehill Drive
rights-of-way and the distances at which the sign will be viewed from off-site,
especially by motorists.
NOW, THEREFORE, BE IT RESOLVED, that the Planning Commission of
the City of San Juan Capistrano hereby approves the Marriott Residence Inn Sign Program
consisting of Signs A, B, and C and the revised color scheme to allow the "Marriott"text in
the color "red."
EFFECTIVE DATE & FINAL APPROVAL: This project approval shall ?
become effective following expiration of the fifteen (15) day appeal period without filing of
an appeal application. The appeal period shall expire at 5:30 pm, Wednesday, November
9, 2011. This project approval shall be valid for a period of one year from the date of g
approval of this resolution, and shall expire on October 25, 2012 unless a time extension
request or building permit application related to this discretionary approval is submitted to
the City prior to that date.
PASSED, APPROVED AND ADOPTED this 25th day of October, 2011, by
the following vote, to wit:
AYES: Chairman Sheldon Cohen, Commissioners Gene Ratcliffe, Ginny
Kerr, Roy Nunn, Jeff Parkhurst and Rob Williams.
NOES: none.
ABSTAIN: none.
