EASEMENT DEED
FOR A VALUABLE CONSIDERATION, receipt of which is hereby acknowledged,
G & J Investment Company, LLC ("GRANTOR")
does hereby grant to Capistrano Valley Water District, a public corporation ("GRANTEE"), a non-
exclusive easement and right-of-way in, over, under, upon, along, through and across the real property,
(PM 92-125), situated in the City of San Juan Capistrano, County of Orange, State of California, as
described in Exhibit "A" and shown on (sketch) Exhibit "B" attached hereto and by this reference made
a part hereof. Such easement and right-of-way shall be for water transmission purposes, including,
without limitation, the right to enter upon, pass, re -pass along said land; to lay, construct, reconstruct,
remove, replace, renew, inspect, maintain, repair, improve, relocate, fill or re -grade, and otherwise use
water pipelines and facilities; to deposit tools, implements and other materials during said work,
together with such connections, structures and facilities incidental thereto.
The rights acquired herein shall be subject to the right of the fee owner its successors and assigns, to
reasonably use the surface of the easement area for such purposes which do not burden the rights
herein granted, and provided further that Grantor, its successors and assigns shall not, without the prior
written consent of the Capistrano Valley Water District:

LEGAL DESCRIPTION FOR EASEMENT
FOR WATER TRANSMISSION AND RELATED PURPOSES
An easement for water transmission and related purposes over that
certain portion of real property situated in the City of San Juan
Capistrano, County of Orange, State of California, conveyed to G&J
Investment Company, LLC, September 6, 1996 as Document No.
19960454601, Official Records of said Orange County, described
follows:
A 12.50 foot wide strip over a portion of that certain Vacated and
Superseded State Highway Rights of Way for Ortega Highway, shown as
Segment 1, as delineated and shaded on maps recorded December 18, 1980
in State Highway Map Book No. 11, Page 10, Records of said Orange
County; the centerline being described as follows:
Commencing at the Northeasterly terminus of that certain course in the
Northwesterly Right of Way line of said Ortega Highway shown on said
recorded State Highway Map as " N. 690 45' 51" E. 101.95' ", said
point also being the beginning of a tangent right of way curve,
concave Northwesterly and having a radius of 1438.00 feet (shown also
as Station 27+66.22 B.C.; Radial Bearing north 200 14' 09" West);
thence, Northeasterly along said curve through a central angle of 50
36' 21" an arc distance of 140.69 feet, a radial through said point
bears North 250 50' 30" West, thence, leaving said curved right of way
line, Northeasterly along the Northwesterly line of an easement for
water transmission and related purposes granted to Capistrano Valley
Water District, recorded on June 24, 1984 as Instrument No. 84-263924
of Official Records of said Orange County, North 550 58' 38" East
67.93 feet to the True Point of Beginning; thence Northwesterly, at
right angle to said easement line, 14.00 feet.
The area of the described property contains 175 square feet.
Attached and made a part of this description is a map designated as
"Exhibit B".
