The CITY OF SAN JUAN CAPISTRANO, a municipal corporation, hereby remise,
release and quitclaim to RALPH A. BERTOLINO, AS TRUSTEE OF THE RALPH ALAN
BERTOLINO 1996 TRUST, the following:
with respect solely to the property described on Exhibit A and depicted on Exhibit B,
attached hereto and incorporated herein by this reference, all of its right, title and interest
in, to, and arising out of that certain Ground Lease Agreement dated July 15, 1982,
between Antonin Bertolino, Echo May Bertolino, and Ralph A. Bertolino as landlord but
referred to therein as "Owner" and the City as tenant but referred to therein as "City",
recorded on October 15, 1991, as instrument number 91-561174, in the official records of
Orange County, California.
