SAN JUAN CAPISTRANO COMMUNITY REDEVELOPMENT AGENCY, a public body,
corporate and politic, ("Grantor'), hereby GRANTS to RALPH A. BERTOLINO, AS
TRUSTEE OF THE RALPH ALAN BERTOLINO 1996 TRUST ("Grantee '), the following:
I. any and all improvements located on that certain real property (the "Property")
located in the City of San Juan Capistrano, County of Orange, State of California, more
particularly described on Exhibit A and depicted on Exhibit B; and
2. any and all rights, title or interest that Grantor may have in the Property by virtue
of that certain Ground Lease dated March 8, 1971, originally entered into between National
Producers Life Insurance Company as lessor, and Provincial Properties, Inc. as lessee.
