ORDINANCE NO. 61
AN ORDINANCE OF THE CITY OF
SAN JUAN CAPISTRANO REGULAT-
ING NOBI EHOME PARKS.

The City Council of the City of San Juan Capistrano does ordain
as follows:
SECTION 1. These rules and regulations are adopted pursuant to
the authority of Section 18010 of the Health and Safety Code of this
State.
SECTION 2. Minimum land area.
Each mobilehome park shall contain a minimum of three (3) acres.

The land shall be properly graded to provide for adequate drainage and
freedom from sheet overflow as determined by engineered design.
SECTION 3. Fences.
Fences shall be constructed on side and rear adjoining property
lines. Said fences shall be a minimum of six feet (61) in height, con-
, structed of non-combustible materials.
SECTION 4. Mobilehome site.
Each mobilehome site shall have an area of at least fifteen hundred
(1500) square feet with a minimum frontage width,of thirty feet (309
facing the roadway. ;
SECTION 5. Overnight site.
For each ten (10) sites within a park,one (1) "overnight site". may
be constructed. Such sites shall have a minimum width of twenty-one
feet (210). The length shall be a minimum of twenty-five (25') and a
maximum of thirty-five feet (359). The parking of any one mobilehome
or travel trailer on such sites shall be limited to ninety (90) days
stay in any one (1) year.
SECTION 6. Parking
In addition to parking spaces for tenants, there shall be established
and maintained within each mobilehome park a guest parking area with one
(1) automotive parking space for every eight (8) mobilehome sites, or
fraction thereof, each space to be no less than 9' x 2W plus such add-
itional area as is necessary to afford adequate ingress and egress.
SECTION 7. Location of mobilehome.
No mobilehome shall be located closer than ten feet (101) from any
building or another mobilehome; provided, however, that this does not
apply to a compartment containing solely a private toilet or bath, or
both, constructed from the exclusive use of an occupant of a mobilehome
site designed for the occupancy of one mobilehome.
SECTION 8. Lot line.
No mobilehome and no cabana, remade, or awning shall be located
closer than five feet (59 from side and rear property lines or side
and rear mobilehome site lot lines.
SECTION 9. Structure of building location on lot.
No structure or building, nor portion, nor projection thereof,

shall be located less than five feet (59 from the mobilehome park bound-
ary or the mobilehome side lot line
SECTION 10. Awning or wind -breaking location on lot.
No structure, nor portion, nor projection thereof, including an
approved awning, shall be located closer than ten feet (101) from any
mobilehome, cabana or awning on an adjacent mobilehoms site; provided
however, that a windbreak may be located on lot lines provided it is at
least five feet (5') from any mobilehome„awning or cabana.
SECTION 11. Foundations.
Every cabana, placed, constructed, or erected on a lot in a mobile -
home park shall have concrete or masonry footings and foundation construct-'
ion in accordance with regulations of the California Administractive Code,
Title 8, Chapter 9, Article 4, Part 7, Section 16399, Subparagraph H.
SECTION 12. This Ordinance shall take effect and.. be in full force
thirty (30) days from and after its passage, and before the aspiration
of fifteen (15) days after the passage thereof, shall be published once
inahe Coastline Dispatch, a newspaper published in the County of Orange
State of California, together with the names of the members of the City
Council bating for and against the same.

CAPISTRANO PROHIBITING THE DUMPING OR
OTHERWISE PLACING, PUTTING, OR DISPOS-
ING OF ANY TRASH, REFUSE, VEGETABLE
TRIMMINGS OR RUBBISH UPON PRIVATE OR
PUBLIC PROPERTIES.
The City Council of the City of San Juan Capistrano does ordain
as follows:
SECTION 1. Short Title. This Ordinance shall be known as and may
be cited as "The City of San Juan Capistrano Anti -Litter Ordinance".
SECTION 2. Definitions. For the purpose of this Ordinance the
following terms, phrases, words and their derivations shall have the
meaning given herein.
(1) "Garbage" is putrescible animal and tegetable waste re.
salting from the handling, preparation, cooking and consuming of food.
(2) "Litter" is "garbage, "refuse", "rubbish" and "trash"
as herein defined is herein prohibited, tends to create a danger to
public health, safety and welfare. , y
(3) "Person" is any person, firm, partnership, association,
or cotporation, company or organization of any kind.
.- (4) "Private Premises" is any dwelling wholly or in part for
private residential or commercial purposes, whether inhabited or tempor.
