NOES: Councilmen: None ABSENT: Councilmen: None (SEAL) City Clerk of the City of San Juan Capistrano ORDINANCE N0. 57 AN ORDINANCE Ap=ING CITY ORDINANCE NO. 5 OF TFIE CITY OF SAN JUAN CAPI3TRANO, CALIF- ORNIA BY INCORPORATING THEREIN CERTAIN DIST- RICT REGULATIONS GOVERNING C -2-A, RESTRICTED 3US2VESS. DISTRICT. The City Council of the City of San Juan Capistrano foes ordain as follows: SECTION 1. That Ordinance 11D. 5 of the City of San Juan Capistrano, governing land classifications and Districts within the City of San Juan Capistrano and regulating the use of prciperty therein, is hereby amended • by adding sub -section K to Section 3 thereto, establishing District Reg- ulations stipulating requirements for areas zoned as follows: K. C_2_A "RESTRICTED GENERAL 3USIXESa' DISTRICT REGULATIONS. 1. PURPOSE - To provide an environment of spaciousness, landscaping and automo- bile off street parking, for the conducting of General Business of the C-2 type which at the same time will maintain and present an area compat- able with the natural beauty and traditions of the Capistrano Valley. 2. USE3 PERMITTED (a) 'All uses permitted in the C-1 District but under the restrict- ions impDsed by this Ordinance. (b) The following general or wholesale types of business: Acessory uses and buildings i Au,tion Rooms Auto Sales for new and used gars Amusement Resorts Auto Repair and Storage Sara,es 229. Skating Rinks Storage "Warehouses Tire and 3attery Shops Transfer Businesses Upholstery Shops Veterinary hospital provided entire operation is enclosed in a sound prof buil-ling. 3. 3IT3 DEVELOPhis'NT REQUIREN.°Ci'P9: 230 The establishment, operation and ;aaintenance of the uses permitted in this District shall be subject to the following: (1) Prior to the issuance of a Building Permit, the following shall be submitted to the Planning 6ommission for their approval as to compliance -:with the intent of these specifications: (a) A plot plan showing dimensions and locations of all existing and proposed buildings, signs, driveways, off-street parking areas, load- ing and unloading areas, topography and abutting streets and highways. -� (b) A Complete Architectural plan and specifications for all pro- posed buildings, signs, exterior walls and fences. (c) Landscaping architectural plans including but not limited to provisions for screen planting. Lam areas, trees, shrubs, driveways and walkways. 4. SITE R^c:QIUIRM ENTS: (1) All storage areas shall be completely enclosed. (2) All structures within this District (except signs, trim and minor architectural features) shall be constructed of ceramics, masonry, concrete, wood frame and stucco, metal frame and strucco or other similar materials, or architectural panels. (3) The ground floor area of the structure shall not exceed 50% of the site area. (4) Building height limit shall be two stories and not to exceed 35 feet. (5) Set Backs: (3) Where site abuts a street which is not a part of the Master Plan of Highways, no building or structure, except signs, shall be placed less than 60 feet frim the center line thereof. Where site does abut a Major, Primary or Secondary highway, the Master Plan of Streets and F.igh- ways shall be consulted for required front set backs; (b) There shall be a side -lard of not less than 10 feet in depth from each si3e boundary line of the premises, except where the site abuts any residential, estate or agricultural district in which case side yard shall not be less than 25 feet wide. (c) Rear Yards which do not abut a street and which abut property in a residential,estate or agricultural District shall n:t be less than 231 25 feet in depth. (5) Except for driveways, walkways, utility facilities and permitted signs, the minimum yard areas required by the set backs stated above biw.all be devoted exclusively to landscaping -which shall be continuously m- intain- ed in a neat and orderly manner. (d) Loading platforms shall be so located and/or screened by land - soaping or arc'.itectural features so as not to be visible from any adjoin- ing street, hi hciay or adjoining property of a residential estate or agric�iltural district. SECTIOR 2.
