Sincerely, Gavin Rainey Certified Asbestos Consultant No. 11-4842 Subject Property 30684 Calle Chueca San Juan Capistrano, CA 92675 ENVIRO PROJECT: CASITAS CAP. / 241065 Introduction Enviro Diagnostics was retained to perform a post – asbestos abatement visual clearance verification to assess the stated completion of asbestos abatement in the work areas described below. The asbestos visual clearance verification was limited to the work areas described in the following tables and laboratory sample data reports. The inspection was performed by Frank Weitzel, California Certified Site Surveillance Technician under the direction of Gavin Rainey, California Certified Asbestos Consultant. The following list is a description of our on-site observations and laboratory sample data interpretation. Observations & Findings Exterior Work Areas •The work areas included the exterior of the garage. •Portions of stucco had been removed from the walls. •The work area surfaces and remaining building materials appeared to have been thoroughly cleaned and were free of dust and debris. Asbestos Assessment Results & Methods ✓The post - asbestos abatement visual clearance successfully meets the completion criteria. The work areas were inspected for the proper removal of materials identified as or assumed to be asbestos-containing construction material. The exterior work areas were not contained at the time of the visual inspection. Recommendations •None: The post – asbestos abatement visual clearance verification successfully meets the completion criteria. Conditions & Limitations The inspection and sample collection was performed by certified, trained personnel. The limited sampling strategy used indicates the status of the areas sampled and does not determine the potential presence of asbestos or other hazardous materials in any other areas. Additional building materials scheduled for removal and/or demolition should first be sampled and analyzed for asbestos content and/or other hazardous materials as applicable. Further investigation and/or abatement may be required to address any additional hidden asbestos-containing material(s). Air sampling results are limited as they represent airborne concentrations at the time of sample collection only. Changes in operating procedures, ventilation, temperature, humidity, occupancy, equipment, sources, products used, and other conditions may cause variations in anticipated airborne concentrations. Enviro Diagnostics is not responsible for any changes made to the original scope of work. Some of the building materials, fixtures, and wall cavities may have been encapsulated and/or sealed with plastic sheeting or tape at the time of this assessment. Enviro Diagnostics is not responsible for the presence of asbestos or other hazardous materials in any of these areas. Inspections are limited to accessible building materials and/or areas only and do not include the assessment of inaccessible or hidden building materials such as building materials located inside of wall-cavities. Enviro Diagnostics is not responsible for the presence of asbestos or other hazardous materials in any inaccessible area. Enviro Diagnostics has performed the tasks set forth in a professional manner, consistent with industry standards. It is the responsibility of the property owners, representatives, and/or residents to disclose any pertinent information regarding the environmental history of the property.
