I can bring hard copies to your office tomorrow following an approval of the pdf files by the landscape committee. The scope of the work to be done: 1) abandon the existing pool, and replace with a sunken patio (approx 2 ft down from existing grade), adding a natural gas line to supply a fire pit. 2) remove the existing pool patio cover, rebuilding a small portion of it as shown on the drawings 3) Surround the sunken patio with an above ground planter as shown on the drawing. The planter will be constructed from block that is covered by stucco to match existing. 4) plants are per the plans and also reflect existing plantings in the yard peripheral. 5) Setbacks are well within the guidelines and are shown on the revised drawing. 6) Abandoning of the pool is shown in the demo drawing and confirms to the City of San Juan Capistrano guidelines, to be approved by the City once we have stamped plans. 7) Artificial turf will replace some of the existing concrete decking in my back yard. As Keystone Pacific is well aware, these plans were dropped off at your business on December 11, 2023. It is now Jan 22, 2024, well beyond the 30 day requirement for automatic approval. My prior conversation with you before the Landscape committee meeting that night was to expect a phone call if there was any issues whatsoever. You assured me that you didn't see any problems as they were very basic. However I did insist that you take my phone number and call me if there were any issues that they did not understand. With the lack of any phone call, I looked forward to picking up the stamped and approved plans the very next day as time is of the essence. Having received no calls the next day, I then called your office and was told that the plans went off to some unknown architect even though I used a licensed landscape architect for these plans. Now I find myself still waiting for approved plans to pick up that should, according to the HUNT CLUB CC&Rs, automatically approved absent a denial within 30 days from submittal.
