Plan Check Review: #1 Status: Approved with Conditions. __________________________________________________________________________ After review of the submitted landscape improvement plans, it has been determined that the plans are in conformance with the community guidelines and are therefore approved with the following conditions: 1. Do not retain soil directly against the builder installed fence, a planter wall must be built on all four sides of planter, front, back and two sides to create a barrier between the raised soil and the perimeter wall/fence. Four (4) inch minimum width, waterproof flash walls shall be installed between any new raised planter and any existing wall or fence. 2. Front yard wall must be set back a minimum of three feet from the back of sidewalk. 3. Root barriers must be installed for all trees. 4. Do not disturb or puncture the builder installed walls when installing vine planting. 5. Barbecue and firepit must be gas fueled. No combustible materials are allowed to be fuel source. Barbecue and firepit must maintain a minimum of a three (3) feet set back from property lines and perimeter walls. GENERAL NOTES: A. Construction of any improvement prior to receipt of approval or deviation from approved plans is a violation of the master declaration, and in such event; the owner may be required to remove the unauthorized improvements at owner’s sole cost and expense. SCOPE OF WORK: Gas & Electrical to BBQ & Lights, Fire Pit, Built in Bench Future Spa Electrical, & Front Yard Columns Per Plan B. This application approval does not constitute City or County approval.
