Dear Tracy Angelini,
Your Request for an Architectural Modification on your property at 29231 Paseo Sedano has been approved
with conditions by the Architectural Request Committee of Rancho San Juan Community Association.
Specifically, you have approval to proceed with the following request: Pool - I have plans for a pool in the
backyard. the plans show 3 things, however, I am only looking for approval for the pool. 3 items are:
1. pool (looking for ARC review).
2. hub structure (not doing now, need to reduce cost).
3. add on to existing downstairs room (just a draft of what we could do, not looking to do this).. Your approval is
subject to the following conditions which must be adhered to:
Conditions: All other improvements indicated on the plans other than the pool, spa, planter walls, and new
planting in the back yard are not approved and cannot commence until approval from the HOA is obtained.
Homeowner will need to submit structural elevations, photos, colors, materials, dimensions, etc. for the proposed
additional improvements.
It is the homeowner's responsibility to follow along with the conditions and partial approvals that are described in
the letter. See attached letter for details.
Approval of plans shall not constitute a representation, warranty, or guarantee that such plans and specifications
comply with engineering design practices or zoning and building ordinances, or other governmental agency
regulations or restrictions. The Board/Architectural Review Committee (ARC) shall not be responsible for
reviewing, nor shall its approval of any plans or design, be deemed approved from the standpoint of structural
safety or conformance with building or other codes. By approving such plans and specifications, neither the
Board, the ARC, the Members thereof, the Association, any Member thereof, or the Declarant (if still in place)
assumes any liability or responsibility therefore or for any defect in the construction or improvement from such
plans or specifications.
Please note that the ARC reserves the right to make a final inspection to ensure that your project is compliant with

Please be conscious of the following items during installation of your
improvements
1. Do not change the grade adjacent to existing walls & fences
2. During the drainage installation process, suggest following the guidelines
found below.
Suggested Drainage Guidelines:
All plant beds and paved areas must slope to drain at a minimum rate of 1% or 1/8” per foot with a slope of 2% or ¼”
per foot preferred.
All drainpipes must drain at a minimum of ½% or 1/16” per foot with a slope of 1% or 1/8” per foot preferred.
All grades in plant beds must be held a minimum of 6 inches below adjacent finish floor and 4 inches below the
adjacent metal house screed
All grades in plant beds must be held a minimum of 6 inches below the top of adjacent planter or retaining wall.
All plant bed grades adjacent to existing walls or fences are not to be changed
All finish surfaces of paving elements are to be held below the adjacent metal house screed
All plant beds and paving are to slope and drain away from the house
Utilize domed grates on catch basins in plant bed areas
3. Make sure to provide adequate drain inlets and drain lines to accommodate
the yard improvements.
4. NO CHANGES, MODIFICATIONS, OR ALTERATIONS ARE TO BE MADE TO
ASSOCIATION MAINTAINED AREAS. ANY CHANGE MADE TO THE
ASSOCIATION MAINTAINED AREAS ARE NOT APPROVED WHETHER NOTED ON
PLANS OR NOT.
5. Fuel Modifications Zones; portions of lots 1,24-35, 40-43, 101,106 -111 and 113-140 include a fuel
modification zone illustrated in Exhibit F of the CC&Rs. Owners are responsible for maintaining the
Fuel Modification Zones located on their lots and in accordance with the requirements described in
the Precise Fuel Modification Plan. No combustible structures (gazebos, patio overhangs,
playhouses, room additions, tool sheds or wood fences) or devices that produce flames or sparks (fire
pits, barbecues, outdoor fireplace or gas heaters for pools or spas) may be placed or constructed on
any Fuel Modification Zone. Landscaping improvements in the Fuel Modifications Zone may not be
modified in any way that is inconsistent with the requirements set forth in the Precise Fuel
Modification Plan.
6. All hardscape materials used throughout the yard must complement/match the
materials used on the house and harmonize with the architectural style.
PATIO COVER/TRELLIS/OVERHEAD STRUCTURE-
7. Stucco is to match the house in color, texture and finish.

8. Trellises in some neighborhoods may not allow certain types of woods to be
used. All wood structures will require city permit. Homes adjacent to fuel
modification may not be allowed to have combustible materials in yards and
subject to San Juan Fire review and approval.
9. Paint trellis/patio cover to match the house trim, fascia or white.
10. Overall height of trellis/patio cover is not to exceed 10 ft.
11. Overall height of peaked trellis/gazebo is not to exceed 12 ft.
12. Trellis/patio cover posts to be a minimum of 4x4’s with 1x’s on 4 sides or
4x4’s with 2x’s on opposite sides or 6x6’s or larger.
13. Trellis posts shall be located a minimum of 5 ft. and overhangs a minimum of
3ft. from existing side or rear yard walls or property lines, which ever is the
more restrictive.
14. Patio cover is not to exceed 50% of the rear yard area.
15. Overall height of vertical trellises, grills, arbors are not to exceed 7 ft.
WATER FEATURE-
16. Make sure all fountain equipment is visually screened and the noise attenuated
for the adjacent lots.
17. Top of fountain element is not to exceed the top of the adjacent property
line wall/fence or 6ft, whichever is most restrictive.
18. Make sure all pool/spa equipment is visually screened and the noise
attenuated for the adjacent lots.
19. Pools and spas cannot interfere with the existing drainage system on the
surface or underground. All proper setbacks must be met. Noise barriers are
required for pumps and motors.
GATES, FENCES, WALLS, & PILASTERS-
20. Exterior materials, stucco, block, stone, etc. is to match the existing house
materials and architectural style.
21. GATES: are to match the existing architectural style, color scheme, and
consistent with the overall community.
22. Overall height of gates, fences, walls and/or fence and wall combination are
not to exceed 6ft. or height of adjacent property line wall/fence, whichever
is most restrictive.

26. Exterior fire feature structures shall comply with local jurisdiction.
EXTERIOR LIGHTING-
27. Exterior lighting is to be low voltage.
28. Lighting is not to exceed 6ft – this includes the posts and the fixture on light
posts.
29. No exterior lighting placed so as to cause an unreasonable glare or
illumination on any other private property or common area.
30. The use of timers or motion sensors is recommended to keep lights off when
not needed such as when residences retire for the night.

MEETING THE STANDARDS
CALIFORNIA NATIVE LANDSCAPING
In conjunction with the submission of a building permit for irrigation system improvements in the front yard
and the side yards visible to the street, the owner shall submit a preliminary landscape plan for the area to the
ARC for review and approval and shall meet the following standards:
Landscape plan shall be limited to the use of California native plants or California – friendly plants as
determined by the ARC or visit: www.bewaterwise.com/fire.htmlnativecaliforniafriendlyplants.
The irrigation system will use only drip system devices, stream bubblers, soaker hoses, and similar
water-conserving irrigation devices.
The owner shall complete the installation of all landscape improvements consistent with the City-
approved landscape plan and shall maintain a California native plant palette.
The planting of ornamental or invasive plant species shall be prohibited. To learn more about invasive

New Outdoor Non-Cooking, Gas and Wood Burning Fireplaces, Fire Pits, Fire Rings,
and Similar Devices, Exterior to Residential Occupancies (Plan Review Form)
OCFA reviews the location of the device only.
Construction materials and structural design plans are reviewed and field inspected by the Building Department.
Requirements for Gas Burning Flames Only:
These devices shall not be allowed within 3 feet horizontally from combustible construction, and the 3-foot separation
extends vertically into an atmospheric column, not allowing combustible construction above the device within the
column, unless a permanent Building Department approved method of venting is installed.
Other than one and two family dwellings, such devices shall not be installed within 10 feet from buildings.
Site Plan and Form Submittal is not required: For a Building Department approved device meeting the above
requirements, designed only to burn a gas flame, and not the burning of wood or other solid fuels.
Site Plan and Form Submittal is required: For burning of wood or other solid fuels in a Fireplace, Fire pit, Fire Ring,
or similar device. (The plan is required to show the proximity measured in feet from the proposed device to all structures,
fences, property lines, and slopes in or adjoining the yard. When there is more than one device, they are required to be
numbered).
Wood / Solid Fuel Burning Requirements:
The subject devices shall be approved by the Building Department.
The fireplace shall be constructed in accordance with the Building Code and shall have a spark arrester installed.
The opening in the face of the Firebox of a fireplace shall have an installed and maintained method of arresting sparks.
Wood and solid fuel burning is not allowed within Wildfire Risk Areas (WRA) (CFC 202), Adopted and Mapped Fire
Hazard Severity Zones (FHSZ), or within 15 feet of structures unless within a fireplace or approved by OCFA. (Fire
Pits, Fire Rings, and similar devices could be allowed within the WRA or FHSZ if determined by OCFA that the
location of the device should reasonably not be an ignition source that would initiate the start of a wild fire).
Wood and solid fuel burning is not allowed within approved fuel modification zones. (Building Department and
OCFA has a list of homes with a fuel modification zone).
