Scope of Work: Front, side, and rear yard improvements including hardscape and softscape
including planting, paving, gas line, built-in barbecue, patio cover and pre-fab fountain .

Status: Approved with conditions.

After review of the submitted landscape improvement plan s, it has been determined that the
plans are in conformance with the community guidelines and is therefore approved with the
following conditions:
1. Patio covers may be a maximum of ten (10) feet high from the grade to the highest
point. The appearance of patio covers must be consistent with the appearance of the
house, but at all times consistent with the requirements of the Fire Protection Plan.
The color must match the house trim or the wall color.
2. The proposed perimeter wall extension with gate must be coordinated and approved
with the adjacent neighbor. The wall stucco must match the residence and appear to
be part of the original construction. Wall cannot be higher than the existing perimeter
wall.
3. No new wood gate is approved. Only IPE wood can be approved for fences and gates.
Per community fire protection plan approved by OCFA, no combustible materials can
be used for fences and gates. Please replace wood design with non -combustible
material version . Please resubmit gate design for approval. Please submit height of
gate. Will gate only be 24-inches tall?
4. All trees must be installed with root barriers. Any trees that have droppings must
maintain an eight-foot setback from perimeter walls and property line, and must be
maintained to stay within property lines.
5. Fountains/water features in the must maintain a three-foot setback from property lines
and perimeter walls when they are built-in , permanent features and must maintain a
one-foot setback from property lines and perimeter walls when f eature is a
prefabricated, store bought, removable features.
6. Barbecue must maintain a minimum of a three -foot setback f rom perimeter
lines/property lines AND must meet setback requirements per city guidelines. Do not
install any components within setback(s); both setbacks (city and community) must be
met. Barbecue must use gas as fuel source. No combustible fuel is permitted.
7. Gas line for the built-in barbecue must be approvable by the City of San Juan
Capistrano.
8. All drainage must tie into the existing builder installed drainage system. Plan shows a
drainage pipe to be trenched outside of property lines and into the street gutter which
is NOT permitted or approved.
9. Do not disturb builder installed perimeter walls when installing any plant materials.
Vine plant material should be staked on trellises and installed one-foot from perimeter
walls.
10. Any raised planters cannot hold soil directly against neighboring wall, perimeter walls
and/or fences. Raised planters must contain soils on all four sides, so that builder
installed walls, neighboring walls, and/or fences do not retain soil.
GENERAL NOTES:
A. Construction of any improvement prior to receipt of approval or deviation from
approved plans is a violation of the master declaration, and in such event; the owner
may be required to remove the unauthorized improvements at owner’s sole cost and
expense.
B. This application approval does not constitute City or County approval. The Owner
must contact local regulatory agencies and be sure that he or she is following all
building and zoning regulations in force.
