Scope of Work: Front, side and rear yard improvements including hardscape and softscape
including planting, planter walls, built-in barbecue, firepit, and paving.

After review of the submitted landscape improvement plans and with the board approval, it
has been determined that the plans are in conformance with the community guidelines and
are therefore approved with the following conditions:
1. The gate on the right side of home: The new gate must match the existing gate in
material, size, and color. No exceptions. The new return wall also must match exactly
the existing builder installed wall in height, color, and material.
2. Hardscape: All hardscape up against the house, must be below the house weep
screed per City of San Juan Capistrano building department standards. All new
paving must slope away from the house at a minimum of 1.5%. Do not drain towards
the home, or onto the adjacent neighbor’s property.
3. The decorative wood on top of the new existing wall must be of a fire rated material.
No red- or orange-colored stains allowed. Any color must match the trim of the home
or complement with a similar color.
4. Coordinate with the right-side neighbor on the terminus of the new courtyard wall. Do
not leave that wall end unfinished. Wall footing cannot encroach into the neighbor’s
property.
5. Ensure the new courtyard wall is a minimum setback of 3’-0” from the back of
sidewalk.
GENERAL NOTES:
A. Construction of any improvement prior to receipt of approval or deviation from
approved plans is a violation of the master declaration, and in such an event; the
owner may be required to remove the unauthorized improvements at owner’s sole cost
and expense.
B. This application approval does not constitute City or County approval. The Owner
must contact local regulatory agencies and be sure that he or she is following all
building and zoning regulations in force.
