Hello Juan,
Thank you for taking the time to speak with me about 31921 Via De Linda, San Juan Capistrano. As
promised, this email details specifics as to the plans submitted to the City, and project itself.
One of the checklist items was OCFA Approval. This is based on the OCFA Plan Submittal Criteria Form,
which I originally checked NO on Line Item #10 (scanned below). The City felt OCFA needed to address
this. As per our conversation, you did not feel this property is adjacent to vegetation and/or in a Fire
Hazard Severity Zone or required OCFA approval.
The scope of work, on the existing singe‐story residence, is a remodel of the entire home; adding two
bedrooms and a bathroom on the first floor; expanding the living room by 150 feet; remodeling the
kitchen, all keeping
within the existing footprint. Also, the addition of one bedroom, one a half
bath and small office, above the garage. We will also be replacing the outdoor
patio cover.
If you would kindly provide documentation or a reply to this email, I’ll submit this to the City to satisfy
their request for OCFA approval, or
if one is not required.
