A. ORGANIZATION
1. CALL TO ORDER: 4:30 p.m. – City Council Chamber at the Nydegger
Building – 31421 la Matanza Street, San Juan Capistrano.
2. ROLL CALL: Committee Members Jakob Awerkamp, Rob Plavajka, and
Stan Braden.
B. ORAL COMMUNICATIONS:
Persons wishing to address the Governing Body on city business that is not
listed on the agenda may do so in person by attending the meeting or by email. If
you would prefer to submit correspondence, please submit your correspondence
or request to the Secretary at least two hours prior to the meeting at

1. Continued Consideration of Administrative Approval (AA) 23-007; Chick-
fil-A and Plaza Del Obispo Exterior Modifications, a request to allow for
the installation of a 797 sq. ft. attached shade canopy along the north
elevation of the Chick-fil-A building, a 1,335 sq. ft. shade canopy located
over the drive-through aisles on the south elevation, and the
reconfiguration of the existing drive-through lane and adjacent parking lot
area at 31872-74 Del Obispo Street (Assessor Parcel Numbers 668-241-
19 & -20) (Applicant: Jeremy Layton, Chick fil A, Inc.) (Project Manager:
Jeffrey Graham, Contract Planner).
F. NEW BUSINESS:
1. A Worksession to introduce Architectural Control (AC) 23-008, Camino
Twelve: a proposed twelve-unit townhome development on a 0.57-acre
parcel at 25642 Camino Del Avion (APN: 668-491-32) (Applicant: 25642
CDA, LLC, Oren Hillel)(Project Manager: Laura Stokes, Principal Planner).
2. Consideration of Architectural Control (AC) 23-002 and Grading Plan
Modification (GPM) 23-009; Heritage Barbeque Phase 2 Expansion, a
request to improve the Heritage BBQ restaurant by adding a 1,912 sq. ft.
barn structure, a 162 sq. ft. free-standing restroom structure, and an
exterior concrete pad to house six smokers provided with three shade
structures at 31721 Camino Capistrano (Assessor Parcel Numbers: 124-
181-02, -03, -04, -05 & -11) (Applicant: SJC Mission Ventures, LLC)
(Project Manager: Paul Garcia, Principal Planner).
