Dear Steven & Peggy Smith:
Your architectural plans (landscape, hardscape, pool, spa, bbq, gazebo) were reviewed
by the Architectural Review Committee at their most recent Committee meeting.
After review of the plans submitted, the Committee determined to approve your
architectural application as submitted with the following comments:

-Any changes to the approved plans must be submitted to management with an
updated set of plans. Those plans will be sent to the architectural review
committee for another review.
-The plans and setbacks from all structures must be approved by the City of San
Juan Capistrano. It is the Homeowner’s responsibility to obtain any required city
and/or county permits.
-All plants, walls and structures must be set back a minimum distance of 12” from
the association maintained wrought iron fence.
Please be advised that if your plans have been approved, they are subject to acquiring
any required City/County permits (if applicable), and work must be completed within
the timeframe as stipulated in your governing documents.

3. Description - New Spa
4. Pool fill process - The auto fill line enters the pool wall below the water line in 3/4" schedule 40 PVC. This line follows
back to the equipment where a sprinkler valve is set on a timer to come on with the irrigation system a few minutes
every other day. Then we will install this Pressure vacuum breaker assembly. After this assembly the 3/4" pvc line
continues through the irrigation mainline, which connects at the front of the house before entering the house system.
5. Backflow device - Febco 765 Pressure Vacuum Breaker 3/4" bronze with ball valve
6. No other connections to water or sewer on the property.
