From our phone conversation last week, our understanding of the situation is that the current building is a 2,784 SF warehouse/garage. It is being converted to a primary single family residence (SFD) and then attaching an ADU (new SF) of 701 SF. The non-residential warehouse/garage is not being demolished, they only will gut the inside and rebuild the interior (and probably some exterior work) to make it a single family residence. Our thoughts on this are below. ADU: 1. 701 SF < 750 SF, so no charge per the State statute regarding ADU's. Primary residence: 2. SFD rate for this zone (SJH A) is $6,211/unit, so these fees would be due for a new residential unit if it was on a vacant lot. Although the owner does not plan to demolish the non-residential warehouse/garage, for the conversion we can still view it as if they were doing a complete demo and replace. Given that proviso, the "demolition credit" for the warehouse would be $8.33 X 2,784 SF = $23,190.72 Given that the stipulated "demo credit" for the existing non-residential space is significantly greater than the fees due on the proposed primary residence (and no fees are due on the ADU), then no net fees are due for this conversion.
