Scope of Work: Front, side, and rear yard improvements including hardscape and softscape
including planting, paving, pool, spa, gas barbecue counter with outdoor sin k, outdoor
shower, hose bib.
Plan Check Review: #1
Status: Approved with conditions.

After review of the submitted landscape improvement plan s, it has been determined that the
plans are in conformance with the community guidelines and are therefore approved with th e
following conditions:
1. All amenities, in cluding pool, spa, barbecue, gas line, outdoor sink, outdoor shower,
pool/spa equipment must be approvable by the City of San Juan Capistrano, including
but not limited to, setbacks, pool and spa requirements and installation guidelines.
2. Self -closing and self -latching gate by homeowner must meet community fire protection
plan requirements. No wood gates are permitted.
3. Please be sure that front yard planting is dense upon installation. No large areas of
bare dirt are permitted. Please install dark brown mulch between all plant materials.
Front yard plant materials must be sufficient for final approval.
4. Please install plant materials at the base of the garage, on either side of door. Do not
install driveway extension all the way to garage door. There needs to be plant
materials to soften the transition. Please install any of the same plant material shown
in the front yard plan.
5. Si nk must be approvable by the city of San Juan Capistrano. Drainage for sink must
be installed to city standards.
6. No Creeping Fig is approved. This species of vine is aggressive and hard to manage.
Maintaining this vine within property line would require more maintenance th an usual.
Please do not insta ll Creeping Fig as a vine.
7. All trees must be installed with root barriers. Any trees that have droppings must
maintain an eight-foot setback from perimeter walls and property line and must be
maintained to stay within property lines.
8. All drainage must tie into the existing builder installed drainage system.
9. Do not disturb builder installed perimeter walls when installing any plant materials.
Vine plant material should be staked on trellises and installed one-foot from perimeter
walls.
10. Any raised planters cannot hold soil directly against neighboring wall, perimeter walls
and/or fences. Raised planters must contain soils on all four sides, so that builder
installed walls, neighboring walls, and/or fences do not retain soil .
11. Gas line for the built-in barbecue must be approvable by the City of San Juan
Capistrano. Barbecue cannot use combusti ble materials for fuel.
12. No plant materials for the undesirable plant palette are permitted.
13. All hardscape materials must be compatible and complimentary to the existing
residence architecture.
GENERAL NOTES:
A. Construction of any improvement prior to receipt of approval or deviation from
approved plans is a violation of the master declaration, and in such event; the owner
may be required to remove the unauthorized improvements at owner’s sole cost and
expense.
B. This application approval does not constitute City or County approval. The Owner
must contact local regulatory agencies and be sure that he or she is following all
building and zoning regulations in force.
